    Wonderful apartment with great light, size, and amenities. This apartment has two large bedrooms, excellent natural light, and large common rooms. The apartment has a large front living room, which overlooks the quiet, tree-lined street: a spacious dining room; and a large kitchen with a dishwasher. Hardwood floors, central air, central heat and high ceilings make this a spacious and comfortable place to live. The Roscoe Village neighborhood, just west of Lakeview, is a gem of Chicago. The building has a back yard as well as first-come, first-served parking and laundry for residents. The area is quiet with easy access to the Brown Line, many bus routes, and a short drive to the I-90/94 highway. The neighborhood has amazing shops, dining, and wonderful events throughout the year. Please read this important information before applying: This apartment lease will include a one-time, non-refundable Administration Fee of $300.00 per adult on the lease. Minors living at the apartment with their parents or guardians are exempt. If you are applying with a cosigner or cosigners, their Administration Fee will be $100.00 per cosigner instead of $300.00. When you apply, an Application Fee of $200.00 per person will be owed for every adult ("adult" meaning "a person who is 18 years of age or older, or a minor living without a guardian") that is applying to live in the apartment. This Application Fee is comprised of a $150.00 down-payment that removes the apartment from the market while your application is being processed, and a $50.00, non-refundable Application Processing Fee. If you are not approved for the apartment, the $150 down-payment will be refunded to you; if you are approved, it will be applied towards the Administrative Fee, with the remainder due when you sign your lease. However, if you decide to cancel your application, you will forfeit the $150.00 down-payment. Application Processing Fee: $50.00 Per-Occupant, One-Time, Non-Refundable Administration Fee: $300.00 ($100.00 per cosigners) Total amount per occupant: $350.00 Application Fee: $200.00 per person Total amount due after approval, per occupant: $150.00 Application Processing Fee per cosigner: $50.00 Per-Cosigner, one-time, non-refundable Administration Fee: $100.00 Total amount per cosigner: $150.00* *Cosigner pays a $200.00 Application Fee; the extra $50.00 from the application fee beyond the cosigner's cost will be applied in the form of a credit onto the apartment account. Other possible costs: Pet Fee: $150.00 per pet, per lease term (maximum three pets, no dogs) The apartment you are applying for will only be removed from the market once the $200.00 Application Fee is received from every adult and unaccompanied minor who is applying. Until that happens, the apartment will continue to be listed and other parties will be welcome to apply for it. Each Seminary Properties apartment has a maximum occupancy limit. This limit is a 1-person to-1 bedroom ratio which applies to all apartments except for studio and one-bedroom apartments, which have a limit of 2 legal adults. The occupancy limit does not apply toward minors living with their parent(s) or guardians but does apply toward minors who are living on their own. There is no security deposit associated with this apartment. Seminary Properties allows for most kinds of standard domestic pets (e.g., cats, caged-birds, fish), but dogs of any size, breed, or temperament are not permitted. A Pet Fee of $150.00 per pet will be owed when you sign your lease, and whenever you choose to renew your lease i.e. roughly once a year.
