The light rail is walking distance and with a bus stop outside the building the transit systems linking the community to downtown Denver and other locations, including Denver International Airport. The city offers free parking in two lots within 100 feet of the building as well as there is plenty of street parking. You will appreciate the charm and warmth Lincoln Terrace has to offer. On-site Laundry. The laundry room is in the basement and you will have a key. Parking off the street is first come, first serve. Pet Policy: Emotional Support or Service Animals are welcome with proper supporting paperwork. For other pet owners we allow a max of 1 pet under 25 pounds with a $300 fee that is due before move-in. $35 monthly pet rent. Application Acceptance Criteria: Credit above 650, Income to rent ratio is 2.0X or greater, Last Five Years - No conviction or deferred judgment per Colorado law, previous evictions, or monies owed to a previous landlord. No 2 or more late payments in a 12-month period. No open bankruptcy. We accept Portable Tenant Screening Reports (PTSRs) in compliance with Colorado's 'Rental Application Fairness Act,' provided the report was prepared by a consumer reporting agency within the last 30 days, complies with the Fair Credit Reporting Act (FCRA), and includes all required details such as credit history, criminal background checks, eviction history, and employment and income verification, without charging the tenant additional application or screening fees.
