We use the app RentRedi for electronic services to pay rent online, sign documents, request maintenance work orders, etc. General Qualifications to apply: Applicants may be deemed ineligible if applicants do not make 3 x rent amount for a combined gross income. Applicants who do not have enough employment history or have large gaps where they went without employment, may need a co-signer. Applicants who do not have any rental history or home ownership may need a co-signer. If a co-signer is needed: A co-signer will have to qualify with all the rules the same as an applicant (app fee, application, screening will be done, employment history, rental history/home ownership, income must qualify). If applicant and/or co-signer does not have good rental history (history of late payments, dirty or unkept premises, owes an outstanding balance, history of issues/complaints, then applicant will most likely be denied. If your criminal screening shows misdemeanors or felonies, you will most likely be denied. The application fee is non-refundable and everyone over the age of 18 (including the co-signer) must pay the app fee and apply for the unit. At this time, we cannot accept section 8 housing. A deposit must be paid equal to one month's rent before move-in. Please note that all properties are pet and drug free. Please note that all properties are normally allotted parking spaces for only two vehicles per each property or unit. Most state laws require 2 persons per each bedroom. Turning in an application does not mean that the unit is being reserved for you. A different applicant could obtain the unit before you do. Rental insurance is encouraged for every rental unit and in some cities required. A 12 month lease is required at the least. No pets on the property.
