Welcome to Vista Terrace, a 102-unit affordable housing community in Panorama City, CA. Vista Terrace welcomes applicants of all ages and is close to public transportation, health facilities, community services, restaurants, and shopping. The general waiting list is currently open! Vista Terrace offers studio, two-bedroom, and three-bedroom apartment homes with modern features, including heating and air conditioning, a kitchen with range and oven, refrigerator, garbage disposal, plank flooring, and window blinds. Select homes also include a patio or balcony.
Residents can enjoy a community room with a full kitchen, spacious seating areas, computer lab, library, piano, and TV room. Other amenities include a laundry facility, fitness room, and courtyard with playground area and BBQ. Resident activities and onsite management are offered.
Income and Rent Restrictions
Vista Terrace is an income- and rent-restricted community through the Low-Income Housing Tax Credit (LIHTC) program. To qualify, a household's total income must be at or below the following limits for Los Angeles County, based on household size:
Studio and two-bedroom homes: 60% of Area Median Income (AMI)
Three-bedroom homes: 70% of Area Median Income (AMI)
Income limits are set annually and are subject to change. Please contact the Management Office for current income limits and rents.
Applicants must have a gross monthly income of at least two times the monthly rent. For example, if the monthly rent is $1,310, the minimum gross annual income would be $31,440 ($1,310 x 2 x 12 months). Applicants with a housing voucher or other rental assistance are not required to meet the minimum income requirement.
