This unit comprises one bedroom and one bathroom. On the first floor, there are washer and dryer hookups, a living room, a kitchen, two small closets, and access to a private small patio, along with stairs leading to the upper floor. The upper level contains the bedroom and bathroom. This is a small complex consisting of only four units, resulting in limited neighboring units. It is conveniently located near shopping centers, gas stations, elementary and high schools, and is just a few blocks from freeway access to San Francisco and Sacramento.
This agreement shall remain valid for a period of one year, inclusive of water expenses. The tenant bears the responsibility for covering costs associated with garbage collection and PG&E services. Commitment to a one-year lease is required; any premature termination by the tenant will result in the forfeiture of the security deposit, as the opportunity to advertise the property to responsible candidates will be lost, and the property will not be available for rent. A written or email notice of at least 60 days is mandatory to vacate or to decline renewal of the lease, in order to facilitate the return of the security deposit. The tenant is obliged to return the apartment in a clean and well-maintained condition, comparable to the state at move-in. All appliances must be thoroughly cleaned. If the tenant completes the full one-year term, minor paint peeling shall be regarded as normal wear and tear; however, the extent of such peeling will be taken into account. No personal belongings or trash should be left behind; tenants must take all their belongings with them.
The pet policy is negotiable, requiring a non-refundable pet deposit of $500 and a monthly pet rent of $30 for a small dog; cats are not permitted.
For larger dogs, the pet deposit and monthly rent will increase. Proper documentation of the pet must be provided.
The smoking policy prohibits smoking inside the apartment. Smoking is permitted outside the unit; however, since the smell of cigars or tobacco can penetrate the walls, residents are advised to smoke outdoors.
Tenants are fully responsible for all unwanted furniture left in or in front of the unit. Any disposal of furniture improperly managed on the property is prohibited. The building is equipped with security cameras, which facilitate the identification of individuals responsible for trashing the premises. Violations will result in a warning for the first offense, with subsequent violations incurring fines and official notices.
