This House Rules Addendum is incorporated into and made part of the Lease Agreement. Tenant agrees to comply with the following rules for the duration of the tenancy:
1. Use of Premises
The Premises shall be used solely as a private residence by the Tenant(s) listed on the Lease Agreement. No commercial activity, business operations, or unlawful use of the Premises is permitted without prior written consent from the Landlord.
2. Smoking Policy
Smoking of any kind is strictly prohibited inside the Premises and all associated areas, including but not limited to cigarettes, cigars, pipes, vaping devices, e-cigarettes, and marijuana products. Smoking is also prohibited in enclosed or semi-enclosed areas such as patios, balconies, garages, and any common areas subject to HOA rules. Tenant is responsible for ensuring compliance by all occupants and guests.
3. Pet Policy
Maxuimum two cats. Sorry, no dogs. Pet rent is $25 per pet. There is a $300 refundable pet deposit. No pets are allowed without prior written approval from the Landlord. All pets must be submitted for review and may require a meet-and-greet prior to approval. Approved pets must be well-behaved, house-trained, and must not cause damage, excessive noise, or disturbance. Tenant is fully responsible for any damage caused by approved pets. Unauthorized pets are not permitted at any time.
4. Occupancy and Guests
Only approved tenants may reside in the Premises. Long-term guests staying more than fourteen (14) consecutive days, or repeated stays that effectively increase occupancy, require prior written approval from the Landlord. Tenant is responsible for the conduct of all guests.
5. Noise and Conduct
Tenant and guests shall not engage in behavior that creates excessive noise, disturbance, or nuisance to neighbors. Quiet hours may be observed between 10:00 PM and 7:00 AM or as otherwise required by HOA or local ordinances.
6. Property Care and Maintenance
Tenant agrees to keep the Premises in a clean, sanitary, and well-maintained condition. Tenant shall promptly report any maintenance issues or damage. No alterations, painting, or modifications may be made without prior written approval from the Landlord.
7. Parking and Garage Use
Parking spaces and garage shall be used only for lawful vehicle parking and storage. No vehicle repairs, hazardous materials, or unauthorized storage is permitted.
8. HOA and Community Rules
Where applicable, Tenant agrees to comply with all rules, regulations, and bylaws of the Homeowners Association (HOA) or building management. Violations of HOA rules may be treated as violations of this Lease.
9. Utilities and Energy Use
Tenant is responsible for reasonable and lawful use of utilities. Wasteful or improper use of utilities may constitute a lease violation.
10. Security and Safety
Tenant shall not alter or change locks without prior written consent from the Landlord. Doors and windows shall be kept secured when the Premises is unoccupied. Any loss of keys or access devices must be reported immediately.
11. Enforcement
Violation of any House Rule may constitute a breach of the Lease Agreement and may result in notice, charges, or termination of tenancy as permitted by law.
These House Rules are intended to protect the Premises, maintain a safe and peaceful living environment, and ensure compliance with applicable laws and community standards.
