You must provide information truthfully and to the best of your ability. RENTAL HISTORY: You must have at least two (2) complete years of satisfactory rental history and have been named on a lease. Rental payments were made in a timely manner, there are no evictions, and your security deposit was returned. There were no extraneous noise, behavior, or conduct complaints. INCOME: Proof of income must be a current, verifiable document. Income must be sufficient enough to pay the monthly rent plus other expenses including utilities. (Typically housing expenses are 36% of household income.) CREDIT HISTORY: A report of your credit history may be required to apply for housing. Amount of indebtedness, payment history, bankruptcies, and judgments need to be in satisfactory condition. BACKGROUND CHECK: A history of criminal activity, sex offender registry, violent crimes, and drug activity may be used as disqualifying factors. Any other history that compromises the health, safety, or peaceful enjoyment of others is also a disqualifying factor.
