APPLICATION AND SCREENING CRITERIA
All proposed occupants age 18 or older must submit a separate, complete rental application and provide the required documentation.
Applications will be processed in the order received in accordance with Seattle's First-in-Time requirements. The first applicant household that submits a complete application and satisfies all published screening criteria will be offered the rental.
Identification
Each applicant must provide one current government-issued photo identification document, such as a driver's license, state identification card, military identification card, or passport. Alternative documentation will be considered when required by applicable law or as a reasonable accommodation.
Income and Employment
Verifiable gross household income of at least 2.5 times the monthly rent is required.
Applicants must provide acceptable income documentation, which may include recent pay statements, an employment offer letter, tax returns, bank statements, benefit statements, housing assistance documentation, or other reliable evidence of lawful income.
All lawful sources of income will be considered in accordance with applicable law.
Credit
A credit score of 750 or higher satisfies the standard credit criterion.
Applicants with a credit score below 750 may still qualify based on the complete screening criteria, including verifiable income, rental-payment history, references, and overall credit history.
The following credit information may result in denial or conditional approval:
- Unpaid landlord debt, or issues with paying rent on time.
-Collections, judgments, or bankruptcies
- Criminal history
Any conditional approval, including an increased refundable deposit or qualified guarantor, will be based only on the objective criteria disclosed in advance and will remain subject to applicable Seattle limits on move-in charges.
Rental History
Applicants must provide up to two years of verifiable rental or housing history, when available.
Rental history may be considered unsatisfactory if it shows:
Unpaid rent or landlord debt
Material lease violations
Repeated late rent payments
Property damage beyond ordinary wear and tear
Materially false or unverifiable rental information
Applicants without two years of rental history may provide other qualifying documentation and will not automatically be denied solely for having limited rental history.
Utilities and Insurance
Unless otherwise stated in the lease, the tenant is responsible for all designated utilities.
Tenant must maintain renters insurance throughout the tenancy and provide proof of coverage before move-in. Any legally required accommodation or exception will be considered.
Pets
Pets are considered subject to the property's written pet criteria, including type, size, number, behavior, licensing, vaccination status, and rental-history information.
Approved pets require a refundable pet deposit of $300 per pet, subject to Seattle's applicable limits. No monthly pet rent will be charged.
Service animals and other legally recognized assistance animals are not pets and are not subject to pet deposits or pet rent.
Accuracy and Verification
Materially false, misleading, incomplete, or unverifiable information may result in denial when the information is relevant to the published screening criteria. Applicants will be provided any opportunity to supplement an otherwise complete application required by applicable Seattle law.
Tenant Screening Report
Screening may include verification of identity, credit history, rental history, income, employment, references, eviction records, and other lawful screening information identified in these criteria.
If information in a consumer report results in denial or another adverse action, the applicant will receive a written adverse-action notice stating the reason. The applicant has the right to obtain a free copy of the applicable consumer report and dispute inaccurate information with the consumer reporting agency.
