The breakfast nook at the entry makes a good spot for morning coffee or a home office, and there's a large storage space for bikes, luggage, and seasonal items. You also have access to the yard.
Your rent includes water, sewer, and standard trash services, which makes monthly costs easier to predict. You pay for electricity and gas, and the internet is negotiable. Pets are welcome (for an additional fee). Street parking is free and easy to find. There's no washer or dryer in the unit, but laundromats are close by. Furnished options are available.

Rental Application and Screening Criteria
All applicants are subject to verification and screening. Meeting the minimum screening criteria does not guarantee approval. All screening decisions will comply with applicable federal and District of Columbia law.
1. Rental History
Each applicant must demonstrate a satisfactory history of meeting prior rental or mortgage obligations, complying with lease requirements, and maintaining previous residences.
The following may result in denial, to the extent permitted by law:
- A judgment for possession in favor of a housing provider arising from an eviction action filed less than three years before the application date.
- A documented material lease violation occurring less than three years before the application date, excluding all allegations that DC law prohibits a housing provider from investigating or considering.
- Outstanding, verified rental debts or property damage charges that may lawfully be considered.
- A documented history of significant late rental payments, returned payments, unauthorized occupants, unauthorized subletting, or substantial property damage, where consideration is permitted by law.
- Materially unfavorable housing-provider references concerning documented conduct relevant to the applicant's ability to fulfill rental obligations.
- Inability to verify material information necessary to establish satisfactory rental history after a reasonable opportunity to provide alternative documentation.
Applicants must provide contact information for their current and previous housing providers, preferably including two verifiable references. Applicants without two previous housing providers may submit other reliable evidence of housing-payment history.
We reserve the right to contact housing providers, verify submitted information, and consider additional relevant information lawfully obtained during screening.
We will not request, investigate, or consider prohibited eviction records, protected lease-breach allegations, or other information that applicable law prohibits a housing provider from investigating or considering. This includes applicable protections relating to domestic violence, dating violence, sexual assault, stalking, crime victimization, and disability.
2. Income History
Applicants must demonstrate sufficient and verifiable financial resources to meet their rental obligations, subject to applicable restrictions concerning government-funded rental assistance.
For applicants who are not receiving an income-based housing subsidy, the minimum financial qualification is a combined household gross monthly income of at least three times the monthly rent. Applicants who do not independently satisfy this requirement may alternatively qualify through an approved guarantor meeting the disclosed guarantor requirements.
Applicants receiving an income-based housing subsidy will not be subjected to income screening prohibited by applicable District of Columbia law. No minimum income requirement will be imposed on these applicants where such a requirement is prohibited. Government-funded rental assistance and housing vouchers will be counted as income when applicable law requires or permits their inclusion.
All lawful sources of income will be considered, including employment, self-employment, retirement income, government benefits, and rental assistance.
Applicants must provide sufficient documentation to verify qualifying income and its availability, except where applicable law prohibits the requested screening. Depending on the income source, acceptable documentation may include pay stubs, tax returns, benefit statements, employment verification, subsidy documentation, bank statements, or other reliable evidence.
For applicants lawfully subject to income qualification, the following may result in denial:
- Failure to meet the disclosed income requirement without an approved alternative.
- Inability to substantiate claimed income or financial resources.
- Material discrepancies between claimed income and supporting documentation.
- Insufficient verified resources to meet rental obligations.
- Failure to provide reasonably requested verification after an opportunity to supply alternative documentation.
Employment references may be requested when applicable. Applicants are not required to be employed if they establish qualification through other lawful income sources.
Income requirements, guarantor requirements, and financial screening will be administered in accordance with all applicable protections for applicants receiving government-funded rental assistance.
3. Credit History
Each applicant must provide the information and authorization reasonably necessary to obtain and evaluate a credit or consumer report, except where applicable law restricts such screening.
We reserve the right to evaluate all lawfully obtainable financial information relevant to an applicant's ability and demonstrated willingness to satisfy rental obligations.
Relevant considerations may include:
- Verified unpaid rental or housing-related debts.
- Significant or repeated payment delinquencies.
- Outstanding judgments or collection accounts lawfully available for consideration.
- Material discrepancies between reported financial obligations and information supplied in the application.
- Other documented financial circumstances directly relevant to the applicant's ability to satisfy rental obligations.
These factors may result in denial individually or collectively, subject to applicable law.
An application will not be denied solely because of an applicant's credit score or lack of credit history.
For applicants receiving government-funded rental assistance, we will not investigate, consider, or base an adverse decision on pre-subsidy credit problems, rental-payment history, or other financial information to the extent prohibited by applicable District of Columbia law.
Information prohibited from consideration by applicable law will not be requested or used.
Applicants may provide relevant documentation concerning inaccuracies, disputed information, or other matters they are legally entitled to challenge.
Consumer reporting agency: None. The housing provider does not currently obtain credit or consumer reports. Screening is conducted through application information, applicant-provided documentation, references, and independent verification, as permitted by law.
Applicants have the right to obtain a free copy of a consumer report following an adverse action when entitled to one under applicable federal or District of Columbia law. Information about obtaining the report and disputing inaccuracies will be included in any required adverse-action notice.
4. Criminal History
Criminal-history screening may be conducted to the extent permitted by applicable law, including any applicable exemption for qualifying owner-occupied rental properties.
Any criminal-history information lawfully obtained may be evaluated for its relevance to resident safety, property security, and the applicant's ability to comply with material lease obligations.
Where legally permissible, consideration may include:
- The nature and severity of relevant conduct.
- The recency and frequency of relevant conduct.
- Demonstrated risks to residents or property.
- The relationship between the conduct and the proposed tenancy.
- Rehabilitation or mitigating information supplied by the applicant.
Relevant, lawfully considered criminal-history information may result in denial.
We reserve the right to evaluate each application individually and to decline an application based on criminal-history information when doing so is permitted by applicable law.
No criminal-history information will be requested, considered, or used in a manner prohibited by applicable federal or District of Columbia law.
5. Application Fee
A mandatory $50 application fee is required for each applicant undergoing screening. The fee covers application processing, verification, and screening expenses.
Applicants are entitled to a refund of any unused portion of the application fee. If screening is not conducted, the application fee will be refunded within 14 days.
No additional application fee will be charged unless the applicant applies for another unit owned or operated by us within 30 days and an additional screening is required, and the additional fee is permitted by applicable law.
All application fees, security deposits, and other applicable charges will be disclosed before requesting screening information or payment.
6. Application Determination
Application determinations will be made within 60 days after receipt of an application. Applicants will receive decisions and any required notices within the applicable legal deadlines.
We reserve the right to verify all information submitted, request reasonable supporting documentation, contact references, and evaluate all relevant information lawfully available.
An application may be denied for any of the disclosed screening criteria, individually or collectively, when permitted by applicable law.
Automatic Denial Criteria
The following will result in denial when substantiated and when automatic denial is permitted by applicable law:
- Material application fraud: Knowingly providing materially false, fabricated, or altered information concerning identity, qualifying income, housing history, or other information directly relevant to lawful screening, where the misrepresentation is substantiated and material to the application decision.
- Refusal to complete lawful screening: Refusing to provide information or authorization reasonably necessary to complete lawful screening after receiving a reasonable opportunity to comply or provide acceptable alternative verification.
- Failure to meet applicable financial qualifications: Failing to satisfy a disclosed financial qualification that may lawfully be applied to the applicant, without an approved alternative.
Applicants will have a reasonable opportunity to clarify apparent discrepancies, correct factual errors, and provide alternative verification before an automatic denial based on incomplete, inconsistent, or unverifiable information.
Automatic denial criteria will not be applied when doing so would violate applicable fair-housing requirements, reasonable-accommodation obligations, or protections for applicants receiving government-funded rental assistance.
# Additional Discretionary Denial Criteria
The following may result in denial, individually or collectively, where consideration is permitted by applicable law:
- Any of the adverse rental-history factors described above.
- Any of the relevant financial or credit-history factors described above.
- Criminal-history information lawfully available for consideration.
- Materially unfavorable or unverifiable references concerning relevant, documented conduct.
- Material inconsistencies in the application or supporting documentation.
- Inability to establish qualification through the disclosed screening requirements.
- An applicant's proposed occupancy or tenancy arrangements being incompatible with disclosed, lawful lease requirements or applicable legal requirements.
We reserve the right to consider the severity, frequency, and relevance of adverse information; request additional verification; evaluate lawful mitigating evidence; and select among qualified applicants using consistent, disclosed, and lawful criteria.
Meeting the minimum screening requirements does not guarantee approval. All decisions will be based on lawful, disclosed screening and selection criteria.
Approval is contingent upon successful completion of screening, execution of the lease, payment of lawfully required amounts, and satisfaction of all other disclosed and lawful requirements.
# Adverse-Action Notices and Disputes
Applicants receiving an adverse decision will receive the written notices and information required by applicable law, including:
- The specific grounds for the adverse decision.
- A free copy or summary of third-party information relied upon, as required by applicable law.
- The name and contact information of any consumer reporting agency when required.
- Information about the applicant's right to obtain a free consumer report following an adverse action, where applicable.
- Notice of applicable rights to dispute inaccurate information, information incorrectly attributed to the applicant, or the use of prohibited screening criteria.
Applicants may submit documentation disputing inaccurate information, information incorrectly attributed to them, or the use of prohibited criteria.
We will provide a written response to qualifying disputes within 10 days after receiving the applicant's dispute information, or within any shorter period required by applicable law.
Applicants may file a complaint with the DC Office of Human Rights or pursue available remedies in DC Superior Court if they believe the screening process violated applicable law.
