Twin and full only The Selection Criteria listed below will explain RFM, INC. policies regarding standards that must be met to reside in our community. We intend to offer our residents the best possible community and living environment. RFM, INC. adheres to all Federal, State, and Local Fair Housing Laws which forbid discrimination against any person because of race, color, religion, sex, national origin, familial status, elderliness, disability, source of funds, sexual orientation, gender identity, and status as a veteran. If you have any questions regarding our selection criteria, please ask our Property Manager. Our goal is to serve your housing needs to the best of our ability. The following are requirements that a person or family must meet to reside. Risk Score 1. RFM, INC. will use a statistical scoring model to determine your risk threshold as a resident. The scoring model is set up to accept no applications with a score less than what is set for the property. 2. Applications, wherein no credit history or a credit history less than three years old is found, will be subject to a security deposit equal to two month's rent. B. Present and Past Rental History: Pre-applications may be denied for any one (1) of the following: 1. One history of having "skipped" or having been evicted from previous housing. 2. Any repeated late payments within a twelve (12) month period. 3. A landlord rental reference wherein any previous management has verified that the applicant was destructive to the apartment or surrounding public areas. C. Current Income: Any pre-applicant may be denied if their gross monthly income, less any garnishments or other deductions, does not meet or exceed two times (2X) the monthly rent of the unit selected. OCCUPANCY REQUIREMENTS Occupants per bedroom (not per unit): A maximum of two Residents, and/or one or more authorized Occupant(s) listed on the Lease Agreement, are permitted to reside in a bedroom, provided that the total number of persons residing in the bedroom complies with local building code requirements. The current Virginia building code requires that every bedroom occupied by more than one person shall contain at least 50 square feet of floor area for each person. For purposes of this policy, the "Resident" shall mean any person who is 18 or over who is required to be listed as a Resident on the Lease Agreement and an "Occupant" shall mean any person under age 18 required to be listed on the Lease Agreement. This occupancy policy should not be used to discriminate against families with children or to ask any applicant invasive questions. 1. All applicants must be at least eighteen (18). 2. All applicants must have satisfactory credit, rental history, and references as outlined above. 3. All applicants must meet or exceed the income eligibility requirements outlined above and stated below. 4. Application fee: $35.00 per person and is nonrefundable. Online discounts may apply. 5. Deposit: $1000.00 min or up to $1525.00 is refundable up to 48 business hours of an approved application (Amount is based on Risk Factors and is due at lease signing) 6. Admin fee: $50.00, and is nonrefundable after 48 business hours from the time of your approved application. There is a $250.00 Holding fee to reserve the unit, this goes towards your deposit. This is not refundable after 48 business hours after the provided approval of your application. 7. Utilities: Residents are responsible for water, internet, and sewage. Management pays for the city sanitation. 8. Renter's Insurance: Proof of Renter's Insurance is required before move-in. Minimum liability coverage of $100,000. 9. Drug-Free Housing: River Four Music has a ZERO TOLERANCE policy regarding the use, distribution cultivation, or manufacturing of any illegal drugs and requires all residents to sign a Drug-Free Housing Addendum
