The Apartment building is in a white sided building in the back of the main brick house on the property from the side gate with colored lights down the steppingstones and up the stairs

This has unfurnished accommodations for up to 2 Non-smoking occupants with No pets of any kind.
-I have no program affiliation with Section 8 or Gateway.
-Sign a 12 Mo lease
-No sub-leasing; an in-out run business; nor is drug use allowed.
-No 3rd party co-signers- The person renting using their SS #, is the Only one who can pay the rent, not someone else.
-Must keep things clean. If you don't clean regularly, that is a negative here and could cause you to lose your apartment. Filthiness affects others in the building, and everyone pays for those habits.
If you use Zillow's free application tool, I don't charge an application fee, but i will have you fill one out for my records
Required:
1) Good credit score (min 630)
2) Gross income of at least 3X your rent/month with a min of around $2955/Mo for each applicant and proof of employment of both applicants applying using verifiable W-2's or pay stubs for the last 12 months of Each Current Employer, or the latest 1040 Fed Tax return, proving stability
3) Both applicants must be able to provide verifiable contacts of at least 1 yr at current resident with good rental history, proving stability
4) If your collecting unemployment, it cannot be considered as continuous income to qualify as it has a limited time of qualification
5) 2nd tenant $50 add'l monthly rent and must pass credit background check just as 1st tenant
6) Security Deposit $995 holds the apartment for 7 days. After the 7th day if you change your mind for ANY reason, there are no refunds (example: deposit paid Friday, good thru Thursday). Anything else paid, is refundable. After move in, the security deposit becomes a damage deposit
7) Last month's rent (LMR) $995; Utility deposit $200/$250 (1/2 persons on lease); Non-refundable Cleaning Fee $125, all collected at leasing time. 1st month's rent of $995 should be paid b4 move-in day
8) After passing background & credit check, we can move onto lease signing, and you will need to pay your deposits and fees at this time in order to move on.
9) Fill out my application for the record using a valid drivers license, credit card (Visa, MC, AX or Discover) No debit card, and SS Card for leasing.
10) Any person(s) renting the apartment must be able to pay rent on time each month on their own which is due the 1st of every month with a 3-day grace period until the 4th and has to be in the Landlords hand by this time, not held up in a sending process mode thru a money app. If rent due date falls on a weekend, holiday or a day you will be out of town, the rent needs to be paid ahead of time. No partial payments!
11) All parties, unless legally married, need to be vetted separately to be responsible and able to pay the rent solely on their own, should one person leave the situation or not renew lease together when that time comes
12) Rent and utilities due monthly
13) Acquire renters insurance and keep it active throughout lease
14) Any derogatory or false information given, may result in your immediate or soon move-out with No refunds of any monies collect by the Landlord. Any other refunds would depend on the circumstances and length of time elapsed since move-in
6 month leasing also available at $1245/Mo for 1 applicant with min of around $3700 monthly income
Got great credit? If your interested in a 12 month lease and your credit score is 700, a 3-month payment plan for your last month's rent will minimize your initial move-in cost, not including any application or renters' insurance fees
Any early or emergency move outs without going by leasing terms results in No refunds- doing so will forfeit any and ALL monies paid or given to Landlord except the utility deposit, as we lose rental $ for that next month plus other unpaid losses.
No subleasing, subletting or collecting $$ from another person to live with you, without including them on the lease initially. If they are not on the lease, they have no business living on this property.
Temporary stays are fine as normal for not more than 1 week, letting Landlord know ahead of time if a longer period of stay will occur, which cannot be repeated weeks later, for safety of others living on the property.
This property is on camera and is checked regularly for safety hazards and other issues conforming to leasing terms, keeping things safe for us as residents and our guests on this property.
