1. Identification

2. Income Verification
Applicants must provide the two most recent pay stubs or other reasonable documentation verifying income. Self-employed applicants may provide tax returns, bank records, business income documentation, or other reasonable and verifiable evidence of income.
3. Adult Applicants
Each person 18 years of age or older who will reside at the property must complete a rental application and applicable screening process.
4. Credit Qualification
A minimum qualifying credit score of 680 is generally required.
For an applicant receiving a government rent subsidy, the applicant will be offered the option of providing lawful, verifiable alternative evidence of the applicant's reasonable ability to pay the tenant's portion of the rent instead of having credit history considered, as provided by California law.
5. Rental History
Applicants must provide verifiable rental history, including evidence of the most recent six months of rent payments, landlord references, or other reasonable documentation demonstrating satisfactory rental history.
6. Income Qualification
Applicants should have verifiable gross monthly household income equal to at least 2.5 times the monthly rent.
For applicants receiving a government rent subsidy, any income qualification standard will be calculated based on the portion of the monthly rent that the tenant is responsible for paying, as required by California law.
7. Security Deposit
A security deposit equal to two months' rent is required under the applicable California small-landlord exception, except where a lower maximum security deposit is required by California law.
8. Additional Financial Documentation
When reasonably necessary to verify an applicant's ability to meet rental obligations, additional financial documentation may be requested. Reasonable equivalent documentation will be considered.
9. Pet Policy
No pets. Qualified service animals and other assistance animals are not considered pets and will be reasonably accommodated as required by applicable fair-housing law.
