Stay, explore, relax, and enjoy Southern Utah all from one convenient home base. Occupancy Only the individuals listed on the Lease Agreement may reside at the property. Overnight guests are permitted but may not exceed the property's maximum occupancy of 16 people without prior written approval from the Landlord. 2. Parties & Events The property may not be used for parties, weddings, receptions, large gatherings, or other events without prior written approval from the Landlord. Quiet and respectful behavior is expected at all times. Tenant is responsible for the conduct of all guests. 3. Smoking & Vaping Smoking and vaping are not permitted anywhere inside the property. Tenant is responsible for any resulting damage, odor removal, cleaning, or other costs. 4. Pets Only pets approved in writing by the Landlord are permitted. Tenant is responsible for keeping pets under control and for any damage, excessive cleaning, odor, or other costs caused by the pet. Pets must comply with all HOA and community rules. 5. Furnishings & Property Contents The property is furnished for Tenant's use. Furniture, appliances, electronics, kitchen items, linens, decor, and other property contents may not be removed from the property. Tenant agrees to use furnishings and appliances reasonably and to report significant damage or malfunction to the Landlord promptly. Tenant is responsible for damage or loss beyond normal wear and tear. 6. Hot Tub Tenant and guests use the private hot tub at their own risk and agree to follow posted safety and operating instructions. No glass containers are permitted in or around the hot tub. Tenant agrees to notify the Landlord promptly of any damage or malfunction. 7. Community Amenities Tenant and guests may use the community pool, pickleball courts, playgrounds, sports courts, and other amenities subject to all HOA/community rules. Tenant is responsible for the behavior of all guests and for any fines or charges resulting from violations caused by Tenant or Tenant's guests. 8. Parking Tenant and guests shall park only in designated or permitted parking areas and must follow all community parking rules. 9. Cleanliness & Trash Tenant agrees to maintain the property in a reasonably clean and sanitary condition throughout the tenancy. Trash must be disposed of in designated containers and may not be left outside the property. 10. Alterations & Damage Tenant may not paint, remodel, install fixtures, mount items to walls, or otherwise alter the property without prior written approval from the Landlord. Tenant shall promptly report leaks, plumbing problems, appliance issues, or other significant maintenance concerns. 11. Keys, Remotes & Access Devices Tenant is responsible for all keys, garage remotes, pool passes, parking passes, and other access devices provided with the property. Lost or damaged items may result in a replacement charge. 12. Prohibited Activities The property may not be used for any unlawful activity or activity that violates HOA/community rules. 13. Responsibility for Guests Tenant is responsible for ensuring that all guests comply with this Addendum, the Lease Agreement, and applicable HOA/community rules. 14. Violations Tenant may be responsible for reasonable costs, damages, cleaning charges, fines, or other expenses resulting from violations of this Addendum by Tenant, occupants, guests, or approved pets, to the extent permitted by law.
