Security deposit will be backed by a written move-in condition checklist signed by both the landlord and renter(s) at time of move-in. No smoking or pets. Tenant Screening Qualifications: * Valid government issued identification required * Gross monthly income of at least three times the rent ($11,985), from all lawful, verifiable sources combined across all applicants, verifiable through commonly accepted sources (e.g. 2 consecutive months of paystubs, tax returns, or 2 consecutive months of bank statements). * Lease start date must be no later than 21 days after date of application. * Verifiable good rental history (e.g. on time payments, no evictions, or other violations) for the prior 24 months. If past or present landlord(s) do not respond to requests for information within 72 hours of being contacted, alternative verification may be considered (review of prior lease plus 12 months of rent-payment records, a mortgage statement, or a letter from a college housing office). Otherwise, the application may be denied due to unavailability of verifiable information. * Minimum 650 credit score * Credit report must indicate good payment history with no collections from housing providers or utility companies * No active bankruptcies * Property must only be used as a private residence. The property cannot be used as a primary place to conduct business, such as daycare or hair salons. Working from home is permitted. Non-resident co-signers may be accepted to meet qualifications. A cosigner will be approved if all the qualifications below are met: *Rental history: 2 years of valid and verifiable rental or mortgage history with no late payments. *Credit history: Minimum 650 credit score. All open accounts in good standing for 2 years with less than $100 in derogatory credit. Any bankruptcy (open and/or discharged) will result in denial. *Employment: 24 months with current employer or previous employment in same field of work, or an equivalent verifiable non-employment income source. *Income: 4 times the rental amount of the unit in verifiable, garnishable income. Applicants with a Section 8/Housing Choice Voucher or other housing subsidy are required to meet the same criteria as stated above, with the exception that the applicant only needs to meet income requirements for their portion of the rent. City of Seattle Disclosure: Applicants are notified that landlords in the City of Seattle are prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, or criminal history, except for registry information as described in subsections 14.09.025.A.3, 14.09.025.A.4, and 14.09.025.A.5, and subject to the exclusions and legal requirements in Section 14.09.115. Applicants are further notified that the application is based on the screening criteria for this community as described. Applicant may provide supplemental information related to Applicant's rehabilitation, good conduct, and facts or explanations regarding their registry information. Application screening includes an identity verification, credit report, eviction history, and income verification. Screening fee: the applicant pays the cost of a TransUnion SmartMove SmartCheck Plus report (currently $39.99) directly to TransUnion at its then-current rate. Consumer reporting agency: TransUnion SmartMove (TransUnion Consumer Solutions P.O. Box 2000, Chester, PA 19016-2000). Please be advised that prospective tenants have the right to obtain a free copy of the consumer report in the event of a denial or other adverse action, and to dispute the accuracy of information appearing in the consumer report; and that we do not accept a comprehensive reusable tenant screening report, as defined by RCW 59.18.257.
