Rental Requirements & Terms Tenant Qualifications Income Requirement: Verifiable gross income must be at least 3x the monthly rent. Credit & Background: A minimum credit score of 720 (negotiable for exceptional circumstances like internationals) is required, along with a clean background check. References: Previous rental references are required. Occupancy: We strictly adhere to all Federal Occupancy Guidelines. Lease & Move-In Details Move-In Costs: First month's rent plus a security deposit (equal to 2 months' rent) are required prior to move-in. Plus the HOA charge a fixed $500 move in fee Utilities: The resident is responsible for all utility costs. Renters Insurance: Proof of renters insurance is required within the first 7 days of move-in, and the property owner must be listed as an additional interest/party on the policy. Pet Policy Cats Welcome: Cats and small dogs are allowed! Pet Fees: A one-time $500 pet deposit per pet, plus $50/month in pet rent per pet.
