If you are looking for a FURNISHED and private studio apartment with a shared backyard in an epic location, with ample free parking and onsite laundry, then look no further!
This private and newly renovated basement studio is in the heart of Denver's old historic neighborhood; located seven minutes drive east from downtown Denver, two blocks to Denver's biggest park, and walking distance to coffee shops and restaurants. You have a private entrance, private kitchenette and private bathroom, a washer/dryer onsite, a shared backyard, plus easy and free street parking that is super rare in such a central, downtown neighborhood!
I've had seventeen 5-star reviews on Airbnb out of twenty, and the remaining three were all 4-star reviews. Average rating is 4.84 out of 5 stars. I've had a wonderful long-term renter for the last two years, but she's leaving for grad school.
DETAILS
* The street and neighborhood are quiet, with mature trees, old charming homes, and a lot of young professionals and families. Plus we're two blocks from the biggest park in Denver (City Park)!
* Fully FURNISHED as shown with fully functional kitchen for cooking.
* A separate entrance and totally private space to yourself, including your own bathroom and kitchenette.
* The room is the size of a medium-sized bedroom. You have about 4-5 feet of walking space on the bottom of a Queen bed, and 4-5 feet of walking space to the left side of the Queen bed.
* Ample free parking on the street. Typically, I immediately find a parking spot either directly in front of our house or within 1 houses away. I NEVER drive around looking for parking.
* A private kitchenette with your own sink, fridge, microwave and two-top induction stove burner, and everything you need to cook except an oven.
* A small desk that is a dedicated workspace with a chair that is height adjustable.
* Brand new wood floors in the entire studio.
* Brand-new, fresh construction and bright white paint. The space feels very clean and modern.
* House was built in 1908, but the electrical, furnace, water heater, sub-pump and plumbing have all been updated recently. The guts on this house are in great working order!
* Multiple people have commented that the queen bed in this studio is super comfortable.
* Three windows in the basement. One medium size, and two very small.
* There are curtains on the main window now, and your window (by the bed) faces the backyard, so it is quite private. You even have a small fence between your window and the backyard, so your window is really private.
* A shared backyard with the main house. You share this backyard with me, my two roommates and our two dogs - one tiny Pomeranianand one medium Border Collie.
* Your cat or small dog are considered on a case-by-case basis. Only one animal considered and must be very friendly with other dogs.
* Backyard has four great patio chairs and a fire pit.
POTENTIAL DOWNSIDES:
* Small closet that is shared with the furnace and water heater. I've provided an extra clothing rack for clothes, shoes and coats.
* A private shower but the shower is small.
* No TV.
* No stove with oven. (I can't have a stove or oven legally.) But I provide an awesome two-burner induction stove on the counter. It is really great for cooking, and I provide all the top-of-the-line pans and dishes, etc. for your kitchen.
* Not appropriate for a couple. There is not enough clothes storage for two people's clothing and shoes.
HOUSE POLICIES:
* Please NO candles ever. The liability for fire is too great for both you and me, and it would be terrible to have to mutually deal with a fire problem legally and financially. If you cause a fire from candles or negligence, please understand you will be liable for these damages.
* Must prove renters insurance within 24 hours of signing the lease.
* Quiet hours from 9pm - 8am MT every weekday, and 11pm - 9am MT on weekends please.
* No smoking or vaping indoors.
