    Hello, This 1-bedroom apartment in Hamden features plenty of natural light. It offers convenient access to local bus routes (particularly nearby routes 237 and 234), Hamden schools, and Albertus Magnus College. The landlord is local and very responsive. It's just a fifteen-minute bike ride to Yale University via the Farmington Canal bike path, which is only four minutes from the apartment. Looking forward to meeting you! No smoking permitted, please. Please be considerate noise-wise after 10:00 pm. You are obligated to pay rent to us when due by address landlord will provide within 30 days after lease start date. Rent shall be due without the need for a bill or any notice that rent is due. All checks returned by the bank will inquire a $100 late fee. Rent is due by the fifth day and sixth day on a federal holiday. UTILITIES: You will pay for utilities and services in the Apartment that are checked: (v) Gas; ( v) Hot water; (v) Electricity; (v) Telephone; (v) Cable/ Internet (if desired for cable/internet). RULES AND REGULATION: You agree to comply with the following rules and regulations: 1. You will not place radio or television aerials or wires or any other electrical wires or connections in places that we have not approved. 2. You will not fasten anything to the ceiling, floors, doors, windows, appliances or fixtures in the Property. 3. You will not drill any holes or use any hooks or screws on any ceilings, floors, doors, windows, appliances, or fixtures in the property without approval from owner. 4. You will not make any repairs without the consent of the Lessor. 5. You will repair at your cost any and all damages made to the house including glass, heat, air-conditioning, electrical, plumbing, hot water; ANY DAMAGE ABOVE NORMAL WEAR AND TEAR. 6. You agree to hold the Lessor harmless from all legal action resulting from liability claims from occupants or visitors to the unit; 7. You agree to remove all rubbish to the trash cans provided and bring out to the street on garbage nights for pick up. 8. You agree to abide by all state federal and local codes including fire codes; 9. You will not install any locks on the doors leading to the house, and you will not change any existing locks without owner consent. 10. You will not attach any type of stick-on picture hooks; 11. You agree not to park or allow any unregistered, wrecked, or inoperable vehicle on this property at any time; 12. You agree not to engage in any automotive or truck repairs of any kind on Lessor's property. 13. This entire building is free of any "pest". You will be charged the cost of remedial for pest control for the entire building and your apartment, if we find any pest/roaches etc. in your apartment and that they were caused by you (Tenant). 14. Overnight guest longer than 31 days will be considered as additional "tenant": Additional rent: $200 per mo. And or $50.00 per day; whichever is less) 15. At all reasonable times (with reasonable notice [ =/ 48 Hours] ) during the term of this Lease and any renewal of this Lease, the Landlord and its agents may enter the Property to make inspections or repairs, or to show the Property to prospective tenants or purchasers in compliance with the Act. USE: You will only use the Apartment exclusively, as a private single family dwelling, and no part of the Premises shall be used at any time during the term of this Agreement by you for the purpose of carrying on any business, profession, or trade of any kind (home office is permitted); or for any purpose other than as a private single family dwelling. You shall not allow any other person(s) OTHER THAN 2 OCCUPANTS. ; use or occupy this apartment. ASSIGNMENT AND SUB-LETTING. You shall not assign this Agreement, or sub-let or grant any license to use the Premises or any part thereof without the prior written consent from us. Consent by us to one such assignment, sub-letting or license shall not be deemed to be a consent to any subsequent assignment, sub-letting or license. An assignment, sub-letting or license without the prior written consent of us or an assignment or sub-letting by operation of law shall be absolutely null and void and shall, at our option, terminate this Lease. LAWS: You agree to comply with any laws, ordinances, rules, regulations and orders of any governmental or quasi- governmental authorities affecting the cleanliness, use, occupancy and preservation of the Apartment. You will also not permit any other(s) to violate any such laws, ordinances, rules or regulations. You will be in breach of this Lease and subject to eviction proceedings if any Law (local and/or state) is broken, if you are arrested, and/or you supply false information to the Lessor or that the police are called to this apartment for any complaints or allegations of disturbance for any reason. You will receive notification from this office to vacate this apartment; an eviction will be started immediately. You will be obligated to pay the Lessor the amount of any fines and/or penalties incurred by us by reason of you or any other person violating any laws or regulations in the Apartment. CARE OF APARTMENT: You agree to keep the property and all fixtures and appliances in a clean, safe and habitable condition. You will remove all garbage, rubbish and other waste cleanly and safely to the place provided by us. Paint: You will not repaint this apartment unless approved by the owner. (If approved, tenant may have to bring each room back to its original color before leaving, or you could be charged $200.00 per room to bring each room back to its original color and/or conditions) Absolutely no wallpaper will be accepted. DAMAGE: You will pay for all damages sustained by you by reason of any acts or omissions by you or your family, guest, employees, agents, licensees. Anything that is not normal wear and tear. ENTERING HOUSE: Upon reasonable notice ( =/ 48 Hours] ) we may enter the property to inspect, repair, and improve or to make necessary repairs or changes that we have agreed to supply. Upon reasonable notice we may also enter the property to show it to mortgage lenders, tenants, workmen or contractors. You agree not to unreasonably deny us the right to enter the property. We may also enter the Apartment at any time without your consent in CASE OF EMERGENCY. CONDEMNATION: If any part of the building is condemned, we shall have the right to cancel this Lease. If we decide to cancel the Lease, we will give you notice within fifteen (15) days after the date of condemnation. The Lease will end on the date that we give our notice to you. You will not be entitled to any payment from the government because of such condemnation except for moving expenses. All other payment from the government because of the condemnation will be paid to the Lessor. CHANGES: You will not make any changes in the house or change the appearance of any walls, floors, carpeting, windows, doors, and appliances, fixtures or furnishing without our written permission. If you receive our permission to make any changes, any fixtures that you install in the Apartment will immediately become our property. You agree not to paint or make any other changes in the Apartment except as listed on this Lease. \ HAZARDOUS MATERIALS. Lessee shall not keep on the Premises any item of a dangerous, flammable or explosive character that might unreasonably increase the danger of fire or explosion on the Premises or that might be considered hazardous or extra hazardous by any responsible insurance company. SUBORDINATION: This Lease and your interest hereunder are and shall be subordinate, junior and inferior to any and all mortgages, liens or encumbrances now or hereafter placed on the Premises by Lessor, all advances made under any such mortgages, liens or encumbrances (including, but not limited to, future advances), the interest payable on such mortgages, liens or encumbrances and any and all renewals, extensions or modifications of such mortgages, liens or encumbrances. INJURY OR DAMAGE: You will be responsible for any injury or damage caused by the act or neglect of you, your household members, or your visitors. The Lessor shall not be responsible for any injury or damage unless due to the negligence or improper conduct of the Lessor. We will not be liable for any hidden defects in the building. We will not be liable for any injury or damage to you or your property caused by, but not limited to, water, rain, steam, snow, gas, electricity, sewer backups, acts of God, odor or other substance. We will not be liable for the presence of bugs, vermin or insects in your property if infestation was caused by you (Tenant). BINDING EFFECT: The covenants, obligations and conditions herein contained shall be binding on and inure to the benefit of the heirs, legal representatives, and assigns of the parties hereto. SECURITY DEPOSIT. Upon the due execution of this Lease, Lessee HAS GIVEN a Security Deposit to the Lessor for the sum of $2,400.00 DOLLARS, as security for any damage caused to the Premises during the term hereof. Such deposit shall be returned to Lessee, plus interest, and less any set off for damages to the Premises upon the termination of this Lease.
