MINIMUM CRITERIA & CHECKLIST FOR TENANT SELECTION
A completed and signed application to be received from each adult and/or potential Lessee whose income will be considered to qualify as a tenant under the lease.
Sufficient Income: monthly, NET Take-Home income is three (2.5) times the monthly rental amount unless otherwise stated on the advertising, (co-applicants combined NET Take-Home income may be used to meet this criteria).
Credit Requirements: A minimum credit score of 600 is required.
Verifiable source of income. Unverifiable income will NOT be considered.
Self employed prospective residents must provide tax returns from the previous 2 years for salary verification.
Same source of income or employment for a minimum of three months (90 days). At the time of application, Unemployment compensation will NOT be considered if it is the sole source of income.
Applicant must pay a Non-refundable holding deposit equal to one-month's rent within 3 days of acceptance. Holding deposit will be used as Security Deposit upon signing of the Lease by Landlord and Tenant(s). Applicant's failure to sign lease, pay first month's rent and any applicable fees, and take possession by agreed lease start date will result in automatic lease cancellation and forfeiture of holding deposit.
Fill out application completely and truthfully. Applications with false information will be denied.
No eviction filings/judgments for any applicant in the past Five years. Applicants with two or more eviction filings/judgments in the past Ten years will not be considered.
A GOVERNMENT ISSUED PHOTO ID BY EVERY OCCUPANT 18 YEARS OF AGE OR OLDER MUST BE PROVIDED AT THE TIME THE LEASE IS SIGNED.
Applicants shall not have any felony convictions in the prior 5 years. Property owner and/or Property Manager reserves the right to deny residency and occupancy for any criminal activity at their discretion based upon HUD guidelines. Guarantors/co signers cannot be used as a substitute for this requirement.
Green Key Realty LLC, on behalf of all entities for which it serves as rental agent hereby adopts a policy pursuant to which no rental unit shall be rented to a known Sex Offender (regardless of classification or category) under Ohio's Sex Offender Registration and Notification Law nor shall any sex offender be permitted by any tenant to occupy any such rental unit at any time. Violation of this policy by any tenant shall be grounds for immediate termination of such tenant's rental agreement, lease, or other applicable tenancy.

OPTIONAL CRITERIA:
Provided applicant meets all other criteria, management will accept a guarantor/co signer for applicants who do not meet the above listed INCOME requirements. Guarantor must qualify using only their sources of income and must provide proof of income equal to four (4) times the monthly rent.
Mandatory Renters Insurance Required:
Minimum of $300,000.00 liability Is required
Must provide proof of first year paid policy, naming Green Key Realty LLC as additional insured on the policy.
ALL MOVE IN FUNDS are to be paid in the form of a cashier's check or money order, payable to Green Key Realty LLC and all utilities for which you are responsible for must be transferred into your name by the agreed upon move in date BEFORE keys are provided. NO exceptions.

*Rent is due on the 1st of each month and Late Fee is $50.00 (unless otherwise
noted in your individual lease).
*Non-Payment of Rent, 3-Day notice posting $25.00
*If you are filed on for Non-payment of rent, you will be charged the court filing
fees, attorney fees, and any unpaid rent, unpaid utility charges, and damages.
*If Renter's Insurance coverage lapses or does not take effect for any reason,
Tenant WILL BE AUTOMATICALLY ENROLLED in minimum Liability to Landlord
coverage policy at a rate of $25.00 per month until the required Renter's
Insurance policy is provided in writing to Green Key Realty Management. This
$25.00 minimum liability to landlord coverage will not be prorated.
