Prohibited Substances: This ban includes, but is not limited to, the use of cigarettes, cigars, pipes, electronic cigarettes (vaping devices), and hookah. 3. Drug-Free Policy Illegal Substances: The Tenant, any member of the household, or any guest/invitee shall not engage in or permit any unlawful activities on the premises, including the manufacture, sale, distribution, use, or possession of illegal drugs or controlled substances. Cannabis Regulations: This prohibition includes the smoking, growing, or consumption of recreational or medical cannabis on the property, regardless of state legality, to maintain a smoke-free and federally compliant environment. 4. Tenant Responsibility for Damages Standard of Care: The Tenant agrees to maintain the property in a clean, safe, and undamaged condition, and to surrender the premises at the end of the lease term in the same condition as received, normal wear and tear excepted. Financial Liability: The Tenant shall be held fully responsible for the cost of repair or replacement for any damage caused to the premises, fixtures, appliances, or common areas by the Tenant, their household members, pets (if authorized), or guests. Reporting Requirements: The Tenant must notify the Landlord immediately of any damage, breakage, or maintenance issues. Failure to report damage promptly may result in the Tenant bearing additional costs for resulting secondary damage (e.g., water leaks or mold).
