    Sunny, spacious 2rd-floor 2BR apartment steps from the Minuteman bike path. Available starting September 1 for a one-year lease. $2400/month with first, last, and security. (It may be possible to split the security deposit across several months if coming up with all of it is a hardship). No broker fee! The apartment is ~850 square feet, with lots of natural light. Recently painted (have included photos of kitchen repainted as well as when it was not painted but more lived-in) :). Off-street parking is included (tandem). Tenant pays gas, electric, and water (separate submeter). Gas stove and heat. Previous tenants report that utilities are pretty affordable as the unit benefits from downstairs unit's heat. Estimates for gas are $20-30 in the summer to $250 when using heat in winter. Some tenants have used a window A/C; others have been happy with just fans. There are hookups for washer/dryer in the basement but no machines provided. My husband and I live on the first floor, with our 2 son and a dog. The dog is a rescue and is very sweet with humans, but doesn't play well with other creatures, so it would not be a good fit for someone coming with their own pets. Additionally, because he can be reactive with other dogs, we don't feel comfortable having him around unfamiliar young children. The backyard is a lovely space with a patio and grill, and is shared with the other tenants. (See last photo). There is also a great community orchard just behind our lot, which is another awesome green space and option for having gatherings. The area is super quiet, and really convenient to the bike path and Mass Avenue-- less than a block to the path. (If you don't know about the bike path, it's a real gem! I bike to work in Boston everyday using the path and another bikeway). We are looking for someone who can commit to at least a year-long lease, and hopefully longer.
