Fully furnished, turnkey condo/apartment available for mid-long-term stays. Choose a 3, 6, or 9-month lease. Just bring your suitcase the unit comes fully furnished and equipped with kitchenware, linens, wifi and utilities included. Lease options 3-month, 6-month, or 9-month terms available Rent: $3,000/month (rate may vary by term length and season) Move-in ready, professionally managed by Roam Hospitality. PART 2 Additional general terms & conditions (for the lease itself) These are heavier clauses that belong in the signed lease document rather than the public listing, but I'm including them so your lease and listing stay consistent. Use & occupancy. Premises to be used solely as a private residence by the named tenant(s) and listed occupants. No business, commercial activity, or events. Guests staying longer than [14] consecutive days require landlord approval. Furnishings & inventory. Unit is provided furnished per an attached inventory/condition checklist signed at move-in. Tenant is responsible for the condition of all furnishings, appliances, and housewares beyond normal wear and tear. Security deposit (Florida). Held per Fla. Stat. 83.49. Landlord will disclose within 30 days whether the deposit is held in an interest- or non-interest-bearing account. Deposit covers unpaid rent, damage beyond normal wear, and any cleaning beyond the standard $250 turnover. Returned within 15 30 days of move-out per Florida law. Cleaning fee. The $250 post-stay cleaning fee is non-refundable and separate from the security deposit; it covers routine professional turnover cleaning. It does not cover excessive cleaning, damage, or removal of tenant property, which may be charged against the deposit. Utilities & internet. [Specify who pays what.] Tenant not to alter internet/router configuration or add services in landlord's name. Maintenance & entry. Tenant to report maintenance promptly through [Breezeway / designated channel]. Landlord/agents may enter with reasonable notice (24 hours) for inspection, repair, or showing, and without notice in emergencies, per Fla. Stat. 83.53. HOA / condominium rules. Tenant receives and agrees to follow the association's rules and regulations, including amenity access, pool hours, parking, trash, and noise. Association fines caused by tenant conduct are the tenant's responsibility. Renter's insurance. Required; landlord's insurance does not cover tenant belongings or liability. No smoking / pets. [Per listing.] Violation authorizes deep-cleaning/deodorizing charges and possible lease termination. Early termination. Define a buyout (e.g., [2 months'] rent + forfeiture of deposit) or re-rental cost recovery, since these are fixed terms. Default & governing law. Standard default, notice, and remedies language. Lease governed by Florida law; venue in Manatee County. Disclosures. Florida requires certain disclosures (e.g., lead-based paint for pre-1978 buildings, landlord/agent identity, radon gas disclosure for FL). Include these in the lease packet. PART 3 Operator flags before you publish (read this) 1. The 3-month and 6-month options are taxable as "transient rentals" in Florida. Under Florida law, any rental of six months or less is subject to state sales tax (6%) plus Manatee County's Tourist Development Tax. Only a bona fide lease of more than six months (your 9-month option) is exempt. This affects how you price and advertise: decide whether your listed rent is tax-inclusive, and make sure you're registered to collect and remit on the 3- and 6-month terms. This is the single biggest thing to confirm with your accountant/attorney before listing. 2. Confirm the condo association actually allows these lease lengths. Many Florida condos set minimum lease terms and cap the number of leases per unit per year, and most require association approval + an application fee for every tenant. Your 3-month option in particular can run afoul of a minimum-lease rule. Pull the declaration/rules for Cedar Run and confirm 3/6/9 months are all permitted and what the approval process, fees, and timeline are bake that into your move-in requirements so you're not promising a move-in date the HOA can't approve in time. 3. Screening criteria must be written down and applied uniformly. To stay clean under Fair Housing, set your exact thresholds (credit score, income multiple, criminal-history look-back) in writing and apply them to every applicant identically. Consider using a screening service (Zillow's built-in application, TransUnion SmartMove, etc.) so the background/credit check is documented and consistent. 4. Decide utilities, pets, and parking before listing they're the top three questions mid-term renters ask, and leaving them blank slows down applications. I've left them as placeholders above. 5. Furnished + mid-term positioning. These units are already outfitted for STR, so lean into "fully furnished, turnkey, all-inclusive" that's what commands a premium with traveling nurses, relocations, and snowbirds, which is the core mid-term audience in Bradenton.
