Rental Qualifications:
- No open or ongoing judgments for money, bankruptcies, or evictions.
- No evictions filed in the last 2 years regardless of the outcome.
- Combined net monthly income (take-home pay) of 2x the monthly rent.
- Tenant must have a minimum of a 550 credit score and references from previous landlord.
- Rent is due by the 1st of each month. A $50 late fee will be incurred if rent is paid 5 days after the due date. If rent is not paid by the 2nd, a 5-day notice to pay or vacate will be issued. Failure to pay or vacate by the 6th of the month will result in eviction proceedings.
Move-in Requirement:
- All tenants must pay the entirety of the 1st full month's rent and the double security deposit with certified funds ONLY upon moving in.
- Tenants must provide valid I.D.
- Shared detached garage includes 1 parking spot and on-street parking.
- Half of the unfinished basement space for storage, which includes laundry hookups.
- A $50 nonrefundedable pet deposit, per pet, is collected at the time of move in.
-$25 monthly cat fee, $50 monthly dog fee (Limit two cats, one dog 60lbs max) with pet security deposit.
- No smoking is allowed.
- Renters insurance is a mandatory requirement.
- Any minor maintenance (such as replacing burnt-out lightbulbs), costing $100 or less to fix, is the responsibility of the tenant.
- Any minor plumbing issues within the unit are the responsibility of the tenant.
- Monthly rent is $1,250 with a $2,500 security deposit; Tenants pay electric, do lawn care, and snow removal (shared responsibility between upper and lower tenant).
