This posting is for a spacious, bright English-basement type apartment in a single family home -- AVAILABLE ABOUT SEPT 4 -- within a 10-minute walk of Metro's Red Line on Connecticut Ave NW. SO IF YOU'RE TIRED of large apartment buildings, roommates, noise, sharing laundry facilities, inadequate storage space, being too far from a Metro subway stop, expensive or non-existent parking (yes, our rent includes parking), and similar hassles, then this PRIVATE, SEPARATE-ENTRY APARTMENT may be for you! #1 GENERAL INFO: This is a modern, light-filled junior 1-bedroom English basement apartment in a beautiful, large, modern home on a very quiet tree-lined street just 2 1/2 blocks from Connecticut Ave -- your own private apartment with its own outside entrance and YOUR OWN PRIVATE OFF-STREET PARKING 25 FEET FROM YOUR DOOR. No hallways in a noisy large apartment building, no roommates, no endless search for street parking, no sharing a washer-dryer , etc. Minimum 12-month lease. Most past tenants have loved this place and stayed for multiple years! PLEASE NOTE: The house is NOT visible from the street so you won't see it if you walk or drive by. #2 APARTMENT DESCRIPTION (see photos below). The apartment is about 600 sq. ft. with high ceilings (8 ft. to 9 ft) and good natural light from windows, not like other English basement apartments. The bedroom is separated by a 6-foot-high privacy architectural wall -- so it has an open feel, but also privacy. There is a small living room area, separate eating area, and a clean modern bathroom with sink, toilet, cabinets, and combined tub/shower. The kitchen and eating areas floors are high-grade Italian ceramic tile, and the living room and bedroom are carpeted. There's good closet space and storage space, and an extra large storage closet in the garage (for luggage, skis and big items). You'll also have YOUR OWN DEDICATED WASHER-DRYER. You can put your own BBQ and even a table-for-two in a small private OUTDOOR area. WHEN YOU REPLY, LET US KNOW if you want apartment UNFURNISHED OR PARTIALLY FURNISHED (no extra charge!) -- basic kitchen utensils and dishes, wooden dining table and 2 chairs, bedroom dresser, full-sized platform bed, etc. (but you need your own mattress). #3 NEIGHBORHOOD DESCRIPTION. We are in the Forest Hills neighborhood of NW DC on a quiet, tree-lined street (see picture below) near 30th St NW and Albemarle St NW, but just 2 1/2 blocks from Connecticut Ave NW. Walk 10 minutes to Van Ness / UDC Red Line Metro station, or easy car/bus access to downtown DC, upper NW or nearby Maryland. And walk 10 minutes to Giant Food, Gold's Gym, cleaners, restaurants, bans, public tennis courts & more. Also just 2 blocks from Soapstone Valley running /hiking trail in Rock Creek Park. You will have the convenience of DC, but not the hustle-bustle of a crowded, noisy, trafficked street. One prior tenant said, "I'm only 2 blocks from Connecticut Ave, but it feels like I'm in the country". #4 WHAT DOES THE RENT INCLUDE? THE RENT INCLUDES HI-SPEED FIOS WIRELESS INTERNET, ALL UTILITIES (reasonable electric, water and gas use for one), YOUR OWN OFF-STREET PARKING just 25 feet from your door, YOUR OWN WASHER-DRYER, and security alarm -- these extras add $250-$300 per month in other apartments. There's a small non-refundable move-in fee/move-out cleaning fee due at lease signing, plus the usual security deposit. Also an optional maid/cleaning service about twice per month (extra charge) (and PREFERENCE will be given to someone who wants the cleaning service). #5 WHY IS THE RENT ONLY $1,495? We're looking for a reliable tenant who takes pride in living in a neat, clean, quiet, relaxing environment. Also, we travel a lot, so we'd like someone who can do things when we're away, including "taking in and forwarding" the mail and "letting in the house cleaner". Maximizing our rent is NOT our goal -- so the rent is under-priced. But if you listen to loud music or loud TV, or if you smoke on the property, or if you like to be "under the influence" or party, or if you expect a lot of guests in-and-out, then this rental is not for you. Finally, preference is given to a tenant who does "MINIMAL COOKING" -- we want to avoid food aromas that drift from the apartment to the upstairs part of the house (of course it's perfect if you make salads, sandwiches, cereals, yogurts, etc. and other food that doesn't really involve "cooking", AND you can add a small outdoor BBQ for cooking a lot of meals). #6 SHOWING THE APARTMENT AND AVAILABILITY: You can arrange for a private, un-rushed showing of the apartment starting about August 31 by contacting us with the required info. We're usually very flexible to set up an APPOINTMENT during weeks when we're in DC. #7 INFO REQUESTED. When you contact us, PLEASE TELL US 5 THINGS: (1) YOUR CONTACT INFO (name, email and/or phone), (2) YOUR DESIRED MOVE-IN DATE, (3) IF YOU PREFER UNFURNISHED OR PARTIALLY FURNISHED (NO extra cost for furnishings), (4) IF YOU WILL USE THE RESERVED PARKING (NO extra cost for parking), AND (5) A LITTLE ABOUT YOURSELF (your hometown, do you enjoy traveling, your hobbies, do you cook, etc.).
