To be considered, applicants must: Have a combined gross monthly household income of at least three (3) times the monthly rent. Provide three (3) months of bank statements. Provide three (3) months of paycheck stubs or other acceptable proof of income. Provide two (2) valid government-issued forms of identification for each adult applicant. If additional verification is needed due to inconsistencies or gaps in the documentation provided, we may request up to two (2) additional months of supporting financial documentation before proceeding. For your privacy, applicants may black out bank account numbers or other sensitive account information. However, your full name, address, financial transactions, and all other required information must remain clearly visible and legible on all submitted documentation. Our underwriting team reviews all documentation to verify financial stability, income consistency, and the household's ability to satisfy the monthly rental obligation. Step 4: Second Underwriting Review Third-Party Screening Applicants who successfully complete the initial income underwriting review will move to the second phase of the screening process. This review is completed through our third-party screening provider, RentSpree. Third-Party Screening Fee $49.99 per adult applicant The third-party screening includes: Credit Report Credit Score Review Rental History Review Eviction History Review Criminal Background Screening (performed in compliance with all applicable Chicago Fair Housing and Fair Chance Housing Ordinances) Minimum screening requirements include: Minimum credit score of 550 No evictions within the past 10 years Move-In Costs Non-Refundable Move-In Fee: $825.00 Non-Refundable Administrative Fee: $300.00 First Month's Rent: $1,650.00 Total Move-In Cost: $2,775.00 Occupancy Standards Maximum occupancy is two (2) persons per bedroom.
