Utilities: Owner pays all utilities, including water, sewer, trash, gas, and electricity. Parking: Off-street parking is available. Additional off-street parking is planned in the future but is not guaranteed. Backyard: Tenants are welcome to use the backyard. Owner is responsible for lawn care and snow removal. Maintenance: Owner is responsible for maintenance and repairs. Tenants are expected to promptly report maintenance issues and keep the property clean and in good condition. Smoking: No smoking or vaping is permitted anywhere inside the unit or on the property. Pets: No pets unless approved in writing by the owner. HVAC: The home has a shared central heating and air conditioning system. The thermostat is located in the upstairs unit, and the owner will maintain a comfortable temperature for both units. Quiet Hours: Because this is an owner-occupied property, quiet hours are from 10:00 PM to 7:00 AM. Tenants agree to be respectful of noise during these hours. Respectful Living: This is an owner-occupied property. Tenants agree to conduct themselves in a respectful manner toward the owner, neighbors, and other occupants. Excessive noise, disruptive behavior, repeated disturbances, or illegal activity may constitute a violation of the lease and may be grounds for termination. Occupancy: Maximum occupancy is 4 persons. Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. Tenant Screening: All applicants will complete a tenant screening, including background and credit checks. The screening fee will be credited toward the tenant's first month's rent upon move-in. Subleasing: Subleasing, assignment of the lease, and short-term rentals (including Airbnb, Vrbo, and similar services) are not permitted without the owner's prior written consent.
