No Smoking: Smoking of any kind is strictly prohibited inside the leased premises. This includes, but is not limited to, cigarettes, cigars, pipes, or electronic smoking devices. Violations of this policy may result in penalties or termination of the lease. 3. Rent Payment: The Tenant agrees to pay both the first and last month's rent at the time of signing this lease agreement. These payments are due in full and must be made before the Tenant takes possession of the premises. 4. Owner's Responsibilities: The Owner will remain responsible for paying property taxes and insurance water and trash on the leased premises. 5. Term of Lease:This lease agreement shall be for a fixed term of one (1) year, commencing on the agreed start date and ending on the agreed expiration date. Upon expiration of the initial term, the lease may continue on a month-to-month basis only if both parties agree in writing or as otherwise provided by applicable law. Any termination, renewal, or extension of this lease shall be subject to the terms outlined herein and all applicable local and state laws. 6. Exterior Upkeep: The Tenant is responsible for maintaining the exterior of the premises, including but not limited to all common areas, and keeping the exterior of the property in clean and presentable condition. This includes removing debris, as well as keeping the trash disposal area clean as necessary.
