Make yourself at home in this lovely 3+ bedroom Roxbury townhome retreat, located within 7-13 mins from the charming small-town trifecta of Roxbury, Margaretville, and Fleischmanns- with each town known for their boutique thrift shops and cafe-dining gems.
LOCAL RESORTS, FARMS, OUTDOOR ACTIVITIES:
Enjoy nearby seasonal ski resort mountains such as Plattekill and Belleayre during the winter, and go swimming, paddle-boarding, and kayaking either at Belleayre Beach or Susan's Pleasant Pheasant Farm during the summer.
Visit friendly local farms at Pakatakan Farmers Market (Saturdays only), Roxbury Mountain Maple Syrup Farm, and Hubble Farms.
OUTDOOR VIEW & DECK:
Relax in this serene and sky-lit home, with a lovely view of lush trees; or go outside on the deck and take in the mountain forest energy. At night, listen to the sound of the babbling brook and stargaze with almost complete privacy in the outdoor gazebo lounge area. Fire up a BBQ dinner on the Weber gas grill and roast marshmallows on the Solo Stove.
POOL / TENNIS / CLUBHOUSE:
To enjoy our Olympic-sized pool, it's approximately a 10-minute walk through our quiet and friendly community. The gated deck area is equipped lounge chairs, tables, umbrellas, and tents. The clay tennis courts, kids playground, and game/clubhouse are also new or recently-renovated. Take a hike on nearby trails in the woods, right off the well-maintained landscape of the Roxbury Run Grounds.
We have tennis rackets, tennis balls, pool towels and coolers. We also have sleds for snowy winter days and high-powered binoculars for birdwatching on sunny days.
BEDROOMS / SLEEPING AREAS:
This townhome features beds for 8 people: (1) a primary bedroom with a king bed, (2) a second king bedroom with an adjustable split king bed, (3) a guest room with 1 queen bed, and (4) a bonus room with a daybed that converts into a twin trundle bed.
Both king bedrooms feature TVs for your favorite streaming apps, and are connected by a shared walk-in closet.
For additional sleeping space, the lower media/game room has an oversized modular sectional couch, plus a queen size Aerobed is also available.
BATHROOMS:
There are 2.5 bathrooms: a guest bathroom by the front door that has a connecting storage room, and two full bathrooms, each with massaging shower heads, bathtubs, and heat-lamps. There is a newly-installed heated towel rack in the downstairs full bathroom.
HEATED FLOORS:
The front door/foyer and kitchen areas have newly-installed heated flooring.
RENOVATED MODERN KITCHEN:
The recently renovated and fully appointed, Italian-tiled modern kitchen includes new modern appliances including a Kraus sink & fixtures including a new filtered water faucet, LG dishwasher, LG microwave, oversized LG Washer & Dryer, Vitamix, Ninja K-cup coffeemaker, etc. The Crate & Barrel wood dining table comes with 2 chairs.
DINING AREA:
The dining area features an imported Indonesian wood dining set which seats 6. Bar and dining hutch area are fully-stocked with glasses, napkin linens, plus various bar & dining accessories.
LIVING ROOM:
The large living room comfortably seats 6 adults across 2 lounge chaise sofas (1 leather and 1 fabric), and features a cast iron stove fireplace, mounted wall TV with Apple TV and a Marantz surround sound stereo system which includes a Teac turntable and vintage rock & soul-based vinyl collection.
MEDIA / GAME ROOM:
The downstairs media/game room has a TV with Apple TV and an old-school Playstation BlueRay-DVD Player, with a large DVD & videogame library. There are also over a dozen board games, a mini ping pong/billiards/air hockey/shuffle board table, and a wall of books to keep you entertained.
NEARBY CATSKILLS ATTRACTIONS:
The entire Catskills area has great hiking, restaurants, antique shops, winter sports, fishing, golf courses, micro-breweries and distillers, etc. Most tourist attractions and popular food/drink destinations are within 15-30 minutes. Mine Kill State Park is a 30-minute drive and features swimming and a beautiful waterfall hike.

Includes access to community pool, tennis courts and clubhouse.
