3511 N Seminary Ave

Imagine listing to Wrigley concerts from your own private rooftop deck less than 2 blocks from the stadium. This beautiful condo features 5 skylights! Two bedroom, two bath in a small three-unit building on Seminary Avenue, one of the quiet residential blocks in Lakeview where the trees close over the street. Nobody lives above you. Light comes in through the day and the block goes quiet at night. The private roof deck is your outdoor room for morning coffee, dinner in July, and hearing the crowd go up two blocks away when the Cubs do something worth hearing about. What makes the location work is that you are not committed to one scene. Three distinct neighborhoods are on foot from the front door: Southport Corridor, two blocks west. Boutiques, the Music Box Theatre, coffee, and the restaurant strip that anchors this part of Lakeview. Wrigleyville, two blocks north. Wrigley Field, Gallagher Way, and the Addison bar and restaurant corridor, close enough to walk to a night game and far enough down a residential street to sleep after it. Northalsted, a half mile east. The Halsted and Belmont stretch of bars, restaurants, and nightlife, plus everything along Broadway on the way there. The lakefront and Belmont Harbor sit about a mile east, which puts the running and bike path within an easy walk. Getting anywhere else is straightforward. Southport on the Brown Line is a three block walk. Addison on the Red Line is under half a mile. The 152 Addison and 22 Clark buses run at the corners, and Lake Shore Drive is a few minutes by car. Building dates to 1997, so the systems and layout are modern rather than vintage. I will accept a 8, 12-month or 20-month lease at the current rate.
