For longer stays, a full-size washer and dryer are available. The updated bathroom features a tiled shower/tub combination. Nearby attractions include LakePoint Sports Complex, Booth Western Art Museum, and the Tellus Science Museum. This is a non-smoking property. No events or parties are permitted. Checkout is at 10 am unless approved in advance. If the cleaning team arrives and is unable to access the property due to a delayed checkout, a $50 cleaner trip fee will apply. Evidence of indoor/outdoor smoking/vaping will incur a $400 housekeeping expense. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count. Pets are considered with applicable fees, with rates varying based on length of stay: $25 per pet, per night for 1-6 nights, $15 per pet, per night for 7-28 nights, and $10 per pet, per night for 29+ nights. Emotional Support Animals are treated the same as pets for booking and fee purposes. Trained service animals are exempt from pet fees. A mid-stay clean is required for stays of 40-60 nights, and a deep clean is required for stays over 60 nights. The standard cleaning fee covers the initial checkout clean; mid-stay cleans, deep cleans, restocking, or extra inventory requests are charged separately. For bookings made via Airbnb or Booking, any additional charges above the standard cleaning fee will be collected after confirmation or once stay thresholds are reached. An additional fee of $20 for every hour before or after standard time for early check-in or late check-out requests. A 15-minute grace period after 10 am checkout applies, with a $25 fee for every 15 minutes thereafter. To accommodate early check-in or late check-out, the additional night must be booked. Guests are responsible for any damage to the rental property. Mail should not be sent to the rental. The property utilizes a septic tank; only flush toilet paper. Trash must be bagged and placed in the garbage bin, which is to be rolled to the end of the road Thursday nights for Friday morning pickup; failure to do so incurs a fee. In the event of system failures, neither the property owner nor Management shall be liable to Guest for damages, and no refunds will be given. Management will not assume liability for any loss, damage, or inconvenience caused by weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. Guest personal property is not insured by Owner against loss or damage. Management recommends Guests carry or obtain insurance to protect themselves and their personal property. Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury. All payments are nonrefundable; cancellations within 24 hours of booking confirmation will be refunded minus applicable fees. Cancellations after 24 hours of booking confirmation or within 24 hours of check-in will forfeit all payments. Standard transaction and processing fees incurred by the merchant of record are non-refundable. If a refund is issued, a surcharge will be applied to cover additional card-processing and administrative costs. Smart home and security devices are employed throughout the property, including exterior cameras and video doorbells. Interior monitoring includes temperature, humidity, and sound decibel levels. Guests are prohibited from tampering with, removing, or disabling electronic monitoring devices. The internet plan includes 1.2TB per month; exceeding this limit may impact speeds. No refunds are issued for internet outages or slow speeds. The propane grill is available for use; clean after use and ensure the knob is off. Do not leave children unattended while using the grill. High-speed Wi-Fi is available throughout the home.
