Term of Lease Seeking a mid-term tenant for 2 6 months. Flexible arrangements may be considered upon discussion. Shorter stays may include a $500/month adjustment. 2. Rent Payment Policy Monthly rent is due by the 3rd of each month (flexible grace period available). Payments can be made via Zelle or Stripe. A $50 late fee applies if payment is not received within 5 days after the due date. 3. Security Deposit A $1,500 security deposit is required upon signing. Refundable within 7 days after move-out, less any deductions for damages, unpaid rent, or lease violations. 4. Utilities Electricity is provided by the landlord and capped at $200/month. Any usage beyond the cap will be billed to the tenant. Property uses well water and has no gas service. 5. Maintenance & Repairs The landlord is responsible for major repairs and maintenance unless damage is caused by tenant negligence. Tenants must promptly report any maintenance issues. 6.
