Landlord covers water, sewage, recycling, and trash. 1. Lease Term: 12-month minimum. Converts to month-to-month unless renewed. Early termination requires mutual agreement and may include penalties. 2. Rent & Security Deposit: $1,300/month due on the 1st. First & last month's rent due at signing. $50 late fee after 3-day grace period. Security deposit $2,600, returned within 30 days per PA law with deductions for cleaning, unpaid rent, or tenant-caused damage. 3. Tenant Screening: Approval is based on financial history, rental history, and criminal background checks. Landlord may consider additional factors such as employment verification, credit score, and references. All applications are subject to landlord approval. 4. Maintenance & Repairs: * Landlord: Responsible for structural repairs, roof, windows, doors, plumbing, electrical, heating, provided appliances, mold from structural causes, building-wide pest control, and habitability. * Tenant: Maintain cleanliness, replace bulbs/batteries, keep drains clear, use proper ventilation, and report issues promptly. Responsible for damage caused by misuse or negligence. 5. Tenant Misuse & Damage Policy: Tenant responsible for repair costs caused by misuse, including plumbing misuse (wipes, paper towels, grease, foreign objects), HVAC/appliance/electrical misuse, water damage from negligence, pest issues caused by tenant, physical damage beyond normal wear, unauthorized alterations, exterior/common area misuse, and safety equipment tampering. Repeated violations may result in charges, written notices, or lease termination. 6. Occupancy & Guests: Maximum 2 occupants. Guests may stay up to 14 days in 6 months. Additional occupants require written approval. 7. Pets: One pet allowed with landlord approval. $250 non-refundable fee + $50/month pet rent. Tenant responsible for any pet damage. 8. Entry & Inspections: 24-hour notice for non-emergency entry (ex: inspections, repairs, showings). Reasonable hours only. Emergency entry allowed without notice. 9. Utilities & Services: Landlord pays water, sewer, trash, and recycling. Tenant pays electricity, cable, internet, and other personal utilities. 10. Smoking: No smoking inside the unit or common areas. 11. Subleasing: Not allowed without written landlord approval. 12. Legal & Dispute: Lease governed by Pennsylvania law. Tenant must comply with building codes and habitability standards. Philadelphia Eviction Diversion Program applies where relevant. 13. Move-In / Move-Out: Unit condition documented with checklist and photos. Move-in checklist required within 48 hours. Photos encouraged. Used at move-out to determine damages. 14. Termination: Tenant must provide at least 60 days' written notice prior to lease end if not renewing. Early termination may result in penalties unless mutually agreed upon.
