Tenant Screening: Approval is based on financial history, rental history, and criminal background checks. Landlord may consider additional factors such as employment verification, credit score, and references. All applications are subject to landlord approval. 4. Maintenance & Repairs: * Landlord: Responsible for structural repairs, roof, windows, doors, plumbing, electrical, heating, provided appliances, mold from structural causes, building-wide pest control, and habitability. * Tenant: Maintain cleanliness, replace bulbs/batteries, keep drains clear, use proper ventilation, and report issues promptly. Responsible for damage caused by misuse or negligence. 5. Tenant Misuse & Damage Policy: Tenant responsible for repair costs caused by misuse, including plumbing misuse (wipes, paper towels, grease, foreign objects), HVAC/appliance/electrical misuse, water damage from negligence, pest issues caused by tenant, physical damage beyond normal wear, unauthorized alterations, exterior/common area misuse, and safety equipment tampering. Repeated violations may result in charges, written notices, or lease termination. 6. Occupancy & Guests: Maximum 2 occupants. Guests may stay up to 14 days in 6 months. Additional occupants require written approval. 7. Pets: One pet allowed with landlord approval. $250 non-refundable fee + $50/month pet rent. Tenant responsible for any pet damage. 8. Entry & Inspections: 24-hour notice for non-emergency entry (ex: inspections, repairs, showings). Reasonable hours only. Emergency entry allowed without notice. 9.
