Utilities- Owner shall provide and pay for: Water Sewer Trash Collection Tenant shall be solely responsible for establishing and maintaining utility service for all other utilities including but not limited to: Electric Service Natural Gas Service Internet Service Cable Television Streaming Services Telephone Service, etc. Tenant is responsible for clearing snow from their walkway. Pet Policy- Pets must be approved prior to being brought onto the premisses. A maximum of 1 larger dog (max 70 lb) or two smaller dogs or cats are permitted. If approved for a pet, an additional pet rent fee will be assessed at $100 per pet/ month. Smoke, smoking and other substances- Illegal drug possession, distribution, or unlawful activity on premises shall constitute immediate lease default. Smoking, vaping, marijuana use, burning candles, incense, or any smoke-producing substance is expressly prohibited inside the premises. Tenant shall be responsible for: Smoke damage Odor remediation Repainting Cleaning costs Surface restoration Occupancy Limits- No additional occupants shall reside at the premises without prior written approval from the owner. The owner reserves the right to deny additional occupants at Owner's sole discretion consistent with applicable law. Any unauthorized occupant shall constitute material breach of this lease. Renter's Insurance- Tenant shall maintain renter's insurance throughout tenancy. Minimum required coverage: $100,000 personal liability coverage Tenant acknowledges Owner's insurance does not cover: Tenant personal property Theft losses Fire damage to Tenant property Water damage to Tenant belongings Personal injury claims involving Tenant property The owner may request proof of coverage at any time. Renter must add owner as interested party to ensure renewal and cancelation notices are shared with the owner as well. *Additional Pet rider must be added if a pet is approved to reside on the property; including injury, and damage liability from the pet. Rent $1,500 per month $100/Pet/ Month for approved pets. Rent shall be due on or before the first (1st) day of each calendar month without demand. Rent not received by 5:00 PM on the fifth (1st) day of the month shall be considered late and tenants shall pay a late fee equal to Fifty Dollars ($50.00). Returned payments, failed electronic payments, insufficient funds, or rejected transfers shall result in an additional $50.00 administrative fee for returned payments.
