As you make your way to the stained glass front door, you'll notice a large, recently resurfaced front patio with a great view, perfect for relaxing or entertaining. Entering the unit, you'll see that the spacious main living room has a beautiful decorative fireplace and functional double doors that lead out to the patio.
What was designed to be the dining room can serve that same purpose for you, or be re-imagined to whatever best fits your lifestyle.
The large master bedroom can easily fit a king size bed and the second bedroom can accommodate a queen bed set or make for a perfect home office / guest bedroom combo.
The kitchen has been remodeled with granite counter tops and lots of modern cabinet space. In addition, the kitchen has a deep stainless steel sink, garbage disposal and dishwasher. Also in the kitchen is a breakfast bar. Perfect for a coffee station or a great spot for a quick meal.
Off the kitchen is a bonus room that provides storage or can be whatever you'd like it to be. This room provides direct access to the large (by City standards) backyard.
The basement is clean and dry and has lots of additional storage space you're free to use. Speaking of free, there is a washer and dryer downstairs for each unit.
Energy efficiency can be tough in these older buildings, but we've done our best here! Windows are new and efficient and have high quality blinds. Enjoy ice cold central AC from a unit that is less than ten years old and avoid winter dryness with soothing radiant heat from units replaced within the three years. Also new is the hot water heater. The attic space (the biggest threat to energy efficiency) has been insulated to modern standards and the roof is less than a year old with shingles rated by the Cool Roof Rating Council. Each bedroom and the living room have updated ceiling fans.
As the building is located near the end of the block, there is always ample street parking available on Utah and Oak Hill. This is a welcoming neighborhood and the neighbors look out for one another.
Just a 10 minute walk from your front door, you can be at any number of great locations including Tower Grove Park and all that it has to offer, McDonald Park, Morgan Ford bars, restaurants and shopping, Civil Life Brewing, Hartford Coffee Company, Blackthorn Pizza and Pub and dozens of other local gems.
Hopping on a bike or in the car, you can easily get to anywhere you'd want to be in the City. Forest Park, Busch Stadium, Energizer Park, Enterprise Center, the Fox Theater, South Grand entertainment district, The Grove, Soulard, Lafayette Square, Midtown, the CWE and Cherokee Street are all about a 10 minute drive away. Washington University, SLU and their adult and pediatric hospital complexes are extremely convenient as well.
If it's a big day or night and you don't want to drive, the wait time for a rideshare is rarely over 8 minutes.
