Oversized southern facing windows make it super bright. Lot set back from street keep it quieter. Each bedroom about 10' x 10', then living room, bath & kitchen. Landlord lives on 3. Smack in the Mt. Hope neighborhood on the east side of Providence. Great walking neighborhood, near Brown, Miriam, RISD, Amtrak, Whole Foods, and all east side amenities. Bus stop at end of block, super bike friendly area. Quiet well behaved pups or cats welcome*. There is a fenced rear yard which can be used only after making friends with (a dog reactive but sweet) old pittie who uses it. Building very quiet and calm; open to all types of good neighbors as tenants, LGBTQI+ owned. One off street parking spot included with lease. (street parking is easy if you need more) AC not provided but window units can be brought in. Forced air heat. Big fenced side and rear yard with patio, grill, firepit, all can be used by tenants. No smoking in the building. * The fine print for pet owners: you need to provide an additional $200 pet deposit; if it's a pup I need proof you have liability insurance as mine specifically excludes it; and if a pup over 30# you need to cover 80% of the floors with carpet to avoid hardwood wear and noise for apt below ya. $300 deposit to fill out application. This deposit will either be used towards full apt deposit if approved, or refunded minus credit check costs if not approved. No refunds if you change your mind. If application is approved, remainder of deposit due on lease signing. Lease one year. Then first months rent due on move-in.
