    A 490 sq ft ground floor apartment in Bryant that's ready for you to move in. Big living room, cozy bedroom (8 x 11), a hall closet, kitchen/dining area, and a small bathroom. Freshly remodeled - new carpet/floors, fresh paint, new water heater. The address is 4705 40th Ave NE. It is across the street from Children's Hospital, near the University of Washington (10 minutes by bike), and right on the Burke-Gilman trail (the access ramp to the trail is maybe 20 feet from your front door). Easy access to NOAA or the USGS Fisheries facility at Sandpoint. The neighborhood gets a great walk score and bike score, and an underrated transit score (see below). The unit is easy walking distance to a Metropolitan Market, a handful of restaurants, a great neighborhood brewery, a few other assorted shops, etc. U Village is about a 15 minute walk. Sandpoint/Magnuson Park is about a 30 minute walk the other direction (and considerably closer by bike or car, of course). In addition, there are a few small parks close by, with swings and basketball and tennis courts. Slightly farther are the UW athletic fields, the Union Bay Natural Area, and in the other direction, all the sports fields at Magnuson Park. Transit access is quite good: it's on a bunch of bus lines (the 45/65/67/31/32 and 75 are less than a block away). Easy access to Montlake if you're headed across the bridge. The Microsoft Connector has a stop 3 blocks away. Not only that, you get an off-street parking pass, and on street parking is usually pretty easy to find as well. There's a dedicated bike room. No smoking, no pets. Move in costs are first month's rent, last month's rent, and a $1000 damage deposit. There is a $45 screening fee, which is nonrefundable. Splitting the last month's rent and the deposit across a few months is fine. We are looking for a one year lease, with possibility for renewal. Detailed applicant criteria upon request. The complex: This is a unit in a condo complex that has UW undergrads, grad and professional students, workers at Children's, retirees, and families - it's a fairly quiet place. All utilities except electricity and internet are included. There are two laundry rooms in the complex. One year lease. All utilities included except electricity and internet. Off street parking included.
