Rental criteria Rental Criteria & Resident Qualification Standards Thank you for your interest in renting with us. The following criteria are used to evaluate all rental applications. Our goal is to provide a fair, consistent, and transparent application process for every applicant. Occupancy Maximum occupancy is two (2) persons per bedroom, unless otherwise required by applicable law. Application Requirements Every applicant 18 years of age or older who will reside in the apartment must complete a rental application. A valid government-issued photo ID is required. Applicants must authorize a credit, criminal background, and rental history screening. Credit Requirements Applicants with a FICO score of 600 or higher are eligible for a $750 security deposit, subject to approval. Applicants with a FICO score of 599 or lower may still be considered but, if approved, will be required to pay a full security deposit and may be subject to additional approval conditions. Outstanding landlord collections, unpaid utility balances, recent evictions, or significant unpaid judgments will result in denial. Criminal Background A criminal background screening will be conducted on all adult applicants. Applications are evaluated individually in accordance with applicable federal, state, and local laws. A criminal record does not automatically result in denial. Income Verification Applicants should demonstrate sufficient, verifiable income to comfortably meet their monthly rental obligations. Income may be verified through recent pay stubs, employment verification, tax returns, or other acceptable documentation. Gross income must be equivalent to 2 times the monthly base rate. Rental History Positive rental history is preferred. Previous evictions, repeated late payments, lease violations, property damage, or balances owed to prior landlords may affect approval. Security Deposit Security deposits are due before move-in. Keys will not be released until the lease has been fully executed and all required move-in funds have been received. Rent Payments Rent is due on the 1st day of each month. Rent is considered late after the 5th day of the month. A $100 late fee will be assessed to the resident's ledger beginning on the 6th day of the month. Non-Payment of Rent If a Demand for Rent and eviction notice becomes necessary, a $15 administrative fee will be charged to the resident's ledger. Any additional court costs, filing fees, attorney's fees, sheriff's fees, or other legal expenses permitted under the lease and applicable law will be charged to the resident as they are incurred and billed. Subleasing Subleasing or assignment of the lease is not permitted without the landlord's prior written consent. Smoking Policy This is a non-smoking property. Smoking or vaping of any substance is prohibited inside the apartment, common areas, and anywhere on the property where prohibited by the lease. Pet Policy No pets are permitted unless otherwise required by law. Approved service animals and other legally required assistance animals are not considered pets and will be accommodated in accordance with applicable law. Utilities Unless otherwise stated in the lease: Landlord provides heat. Resident is responsible for all other utilities and services. False Information Providing false, misleading, or incomplete information on an application may result in denial of the application or termination of the lease if discovered after occupancy.
