Be able and willing to provide prior 2 months paystubs.
Verifyable employer references for past 3 years.
Screening Reports
Credit score of 660 or higher
The credit report should indicate good payment history with no collections from
housing providers or utility companies.
No more than 3 late payments in the last 3 years.
All debt payments must be up to date with no late or unpaid balances due.
No evictions or unlawful detainers within past seven years.
Criminal Criteria
No convicted sex offenders will be accepted.
Other Criteria
No pets are accepted.
Residents who will occupy the unit must be less than or equal to the maximum
number of residents allowed by occupancy laws.
Any home based business must be legal and one that will not impact fellow
tenants, neighbors, utility expenses, or the property adversely.
Smokers are not accepted. This applies to tobacco, marijuana, and any other
form of smoking, including vaping.
Be on-time for all scheduled appointments.
If not, within reason, provide adequate notice of cancellation or delay.

Were there any complaints or notices from other residents, the landlord, or
property managers?
Did the applicant conduct any illegal activity?
