    This property is like an oasis in the middle of the city! We love our charming, shabby chic 1920s carriage house! It's been converted into three legal units, and this one is a ground floor, super-small, 250 square-foot "micro" studio apartment with a fun "tiny home" feel, private laundry, and outdoor courtyards. It's in an incredible location if you love Golden Gate Park, the beach, outdoor space, and quiet! Plus, it is an all-modern living space with a LOT of charm. Just barely has a full kitchen with farmhouse sink, fridge, and range with hood (oven and stove), the modern, subway-tiled bathroom has a shower, and there is a full-sized washer and dryer (free, not coin-operated) for your exclusive use. Your new home has a private entrance off your own tiny, private, brick patio. There's also a larger, main courtyard shared with your neighbors. Although the unit itself cannot be described as sunny, the outdoor space is, and there's a lovely view from the main courtyard, surrounded by trees. We are in the process of upgrading the landscaping and patio furniture, so be aware the pictures are outdated (from a few years ago). What remains the same is the giant palm tree and view of Golden Gate Park! And yes, responsible grilling is allowed. Gardeners very welcome and encouraged. This is a quiet, go-to-bed-early, absolutely no smoking, no partying community where the tenants in the other two flats are exceptionally polite. This property is set really far off the street and has no street noise. This historic house is in the middle of the block, tucked away, and it's in a lovely part of the Outer Richmond District called "Sutro Heights," a hidden gem of a neighborhood. Walk or bike just a few blocks to Ocean Beach, Sutro Heights Park, Land's End, and Golden Gate Park. None of your windows face the street, so you have some privacy. And it's so easy to find a parking space on this block, free and no permit needed! And even though it's a very private and residential street, you're only a block or two from restaurants, shopping, golf, and world-class museums. It's also easy to get downtown on just one express bus. We are looking for quiet, clean, very mature, responsible tenants with healthy lifestyles. No smoking of any kind in indoor or outdoor areas, and no drugs or heavy drinking. Must be mature and able to politely share outdoor areas with neighbors and follow all house rules. Quiet hours are 9:00pm to 6:00am. No loud music or parties. Looking forward to hearing about you, your pets, and why this is a perfect fit for you!
