Lewis Center is a suburban community located about 20 miles due-north of downtown Columbus. The area enjoys an exceptionally low crime rate, and the local public schools earn top marks. Several large shopping centers can be found in the southern part of the community, particularly the popular Polaris Fashion Place near Interstate 71. Highbanks Metro Park provides residents with lots of space to stretch their legs and get some fresh air, and Alum Creek Lake is a great place for swimming, boating, and fishing when the weather is warm.
Housing
This summary is provided to give information about the apartments and lease. It does not cover every aspect of the lease. A lease will be provided on/or before tenant occupancy.
Inability to Give Possession
The landlord makes no warranty as to the date of delivery of possession of the unit and the tenant assumes all risks thereof. Applicants will remain on the waiting list until they notify the Office of Residence Life of an intent to withdraw their applications.
Terms of Payment
A deposit of five hundred dollars ($500.00) is required at the time of application for damages, to reserve apartment assignment, and to secure payment of rent. The deposit shall be returned in full, less any deductions for damages, upon vacation of the apartment. This deposit is a security and damage deposit only. After all rent balances are cleared, the damage deposit will be refunded to the tenant after proper check out with the Apartment Manager. A portion of this deposit may also be held if the student fails to check out properly. Rent , network fees, and other recurring charges are payable in advance on the first (1st) of each month. A late charge will be assessed for payments received after that date. The landlord reserves the right to increase the applicable monthly rental during the term of this agreement. At least thirty (30) days written notice of any increase in rent will be given. If the tenant checks out from before the end of the period for which rent has been paid and has given 30-days' written notice and there are no further charges assessed, the unused rent will be refunded based on the weekly occupancy status.
Utilities
The tenant is responsible for heat, water, electrical utilities. Billing for utilities must be set up prior to or at the time of check-in.
Use of Property
The tenant are not permitted to store or use in the dwelling any gasoline, kerosene, burning fluid, or other combustible or explosive material of any type. All propane (barbecue or torch type) must be kept outside the dwelling. Commercial use of any part of the dwelling or facilities or grounds is not allowed.
Tenant Responsibilities
Tenants and their guests must conduct themselves in a manner which will not disturb other residents. This includes, but is not limited to: stereo, TV, radio equipment, or any other behavior in a manner that unreasonably disturbs other residents, in a way which unreasonably disturbs other tenants. The tenant(s) shall assist and cooperate in the care and maintenance of the premises and report promptly to the manager any damage or need for repair of the dwelling unit. No screws or nails in paneling will be allowed. The tenant is responsible for keeping premises, equipment, and furnishings in good condition. Storage of personal belongings is not allowed outside of units. Without the prior express written authorization of the landlord, the tenant may not make repairs, paint or otherwise modify or refinish a unit. Tenants may not remove or store furniture outside of the units in which they reside. Tenants may not have keys duplicated or locks added or altered, except as required by Landlord. Vehicles including, but not limited to, motorcycles and bicycles shall not be parked on walkways providing access to the units. Tenants should also respect limited parking, and ensure that their guest parking doesn't inconvenience other tenants.
Termination
The landlord may at any time elect not to renew the tenancy by giving thirty (30) days' advance notice in writing. In case of eviction, default, or abandonment or other termination of occupancy, the landlord shall have the right to re-enter and take possession of the premises and remove all persons and property. The tenant may, at any time, elect not to renew the tenancy by giving the landlord thirty (30) days written notice prior to termination of this lease agreement. Thirty (30) days written notice is required.
Subletting
Tenants shall not transfer possession, lease, or sublet the premises without written agreement from the Landlord.
Insurance
Landlord is not liable for, nor does they carry, insurance that covers the property of the tenants. Tenants are required to obtain insurance.
Eviction
If the tenant should breach any of the covenants of this agreement, the tenant does hereby authorize the landlord to terminate the lease agreement and take possession of the premises.
Repair/Unit Entry
Landlord reserves the right to enter unit as necessary to complete repairs. Every effort of prior notice and scheduling will be made, but emergency circumstance may preclude prior notice.
Discrimination
Landlord does not unlawfully discriminate on the basis of race, sex, color, national origin, religion, age, marital status, physical handicap, or mental handicap.
