Utilities: All utilities (electricity, gas, water, sewer, trash) will remain in the name of Roka LLC. Tenant agrees to pay a monthly utility fee to the Landlord based on actual usage. This fee will be itemized and billed monthly, due at the same time as rent. Tenant is responsible for any excessive usage or penalties resulting from their actions. 2. Security Deposit: A total deposit of $1,700 is required. Of this amount, $1,400 is refundable, subject to a satisfactory move-out inspection.
