Lease Duration: 12-Month Fixed-Term Lease.
Commencement & Termination: Lease shall begin on [Start Date, August 10, 2026] and terminate on [End Date, August 9, 2027]. Short-term leases or sub-leasing are strictly prohibited without prior written consent from the Landlord.
Utilities and Services:
The Landlord and Tenant agree that the payment for utilities and services provided to the Leased Premises shall be allocated as follows:
Landlord's Responsibility: The Landlord shall be solely responsible for and shall pay all charges when due for Water, Sewer, Heating (Hot Water/Heat), and Internet service provided to the premises. The Landlord agrees to maintain these services in good working order as required by Massachusetts State Sanitary Code.
Tenant's Responsibility: The Tenant shall be solely responsible for and shall pay all charges when due for Electricity consumed within the Leased Premises during the term of this Lease. The Tenant agrees to transfer the electric utility account into their own name effective as of the commencement date of the lease term and shall maintain such service uninterrupted until the termination of the tenancy.
Prohibition of Waste: The Tenant agrees to use all utilities provided by the Landlord in a reasonable and non-wasteful manner. Excessive or malicious consumption of landlord-paid utilities (including leaving heating running at abnormally high temperatures while windows are open) shall be considered a material breach of this Lease.
Smoking Policy: This is a 100% Smoke-Free Property. Smoking of any kind (including cigarettes, cigars, pipes, e-cigarettes, vapes, and cannabis) is strictly prohibited anywhere inside the premises, including individual units, common areas, balconies, and patios. Any violation will result in a professional deep-cleaning charge and is grounds for immediate lease termination.
