Fully furnished 2-bedroom, 2-bathroom apartment on the top floor of The Bicentennial Inn at 90 E Main Street in downtown Buckhannon. This is a corner unit on the top floor. Rent includes all utilities, high-speed WiFi, and cable TV. The apartment has a dishwasher and in-unit washer and dryer. Tenants have 24-hour front desk staff on site and complimentary coffee available around the clock. The building sits on historic Main Street. Restaurants, shops, and services are within walking distance. West Virginia Wesleyan College, Jawbone Park, Buckhannon City Hall, and St. Joseph's Hospital are nearby. No furniture or utility setup required. Lease is residential only. No subletting or assignment. Occupants must be listed on the lease. Anyone 18 or older living in the unit 30 days or more must be disclosed to management. Initial term is set in the lease, then continues month-to-month until either party gives 15 days' written notice. Vacate by noon on the end date. Leaving early or without notice can mean loss of the security deposit plus an early-termination fee equal to 30 days' rent. An extension after notice is not guaranteed. Rent and fees: Monthly rent is due on or before the same calendar day the lease begins (for example, a lease starting on the 12th is due on the 12th each month). Late fee: $50 if rent is not received by 5:00 p.m. on the 3rd business day after that due date. A credit/debit card must be kept on file. Card payments add a 4.26% processing fee. If rent is late, the amount due plus card fees may be charged to that card. Checks, cashier's checks, and money orders are accepted. Write the unit number on every payment. Animals are not permitted in the unit or on the property, except where required by law for an approved assistance animal. Parking: Resident parking passes must hang from the rearview mirror. For a 2-bedroom, no more than 2 resident vehicles. Extra vehicles and all guests use overflow/side-lot parking. Vehicles must be licensed, registered, inspected, and in running condition. No boats, trailers, RVs, or commercial vehicles. Illegal parking is towed at the owner's expense. Property speed limit is 7 mph. Extra parking: $35 per extra space per month, if available. House rules that affect daily living: No smoking inside the unit or in common areas. Smoking indoors can forfeit the security deposit and add cleaning/odor charges (up to $250/day if it continues). Quiet hours: 11:00 p.m. to 7:00 a.m. No waterbeds, satellite dishes, space heaters, outdoor grills at the unit, personal fire pits, ATVs, or running a business from the unit. Residents may not paint. Community grill stations and the shared fire pit are by reservation/rules only; personal grills are prohibited. Renter's insurance is recommended, not required. The owner is not responsible for tenant belongings or interruption from leaks, weather, theft, or similar events. Community Rules are part of the lease. Management may update reasonable rules that do not change the essential lease terms.
