# HOUSE RULES AND TENANT CONDUCT ADDENDUM
The Tenant agrees to comply with the following House Rules at all times during the tenancy. These rules are incorporated into and made part of the Lease Agreement. Failure to comply with any of these rules shall constitute a violation of the Lease Agreement and may result in notices of default, charges, liability for damages, HOA fines, or termination of the tenancy as permitted by applicable law.
## 1. Compliance with HOA Rules
Tenant shall comply with all rules, regulations, bylaws, policies, parking restrictions, and architectural guidelines established by the Homeowners Association (HOA), as amended from time to time.
## 2. No Alterations or Structural Changes
Tenant shall not make any structural changes, alterations, additions, improvements, installations, or modifications to the property without the Landlord's prior written consent.
## 3. Noise and Disturbance
- Tenant shall be respectful of neighbors at all times and shall not engage in any conduct that disturbs neighboring residents or interferes with the quiet enjoyment of their homes. Quiet hours are enforced according to HOA policy.
- Excessive noise is prohibited, including but not limited to loud music, televisions, speakers, musical instruments, parties, or other noise-producing activities that may be heard from neighboring units.
- As this is a second-floor unit, Tenant shall take reasonable care to minimize impact noise and avoid running, jumping, stomping, or other activities that may disturb occupants of the unit below, particularly during evening and nighttime hours.
## 4. No Pets
No pets, animals, birds, reptiles, or other household animals are permitted on the premises without the Landlord's prior written consent.
## 5. No Smoking
Smoking, vaping, or the use of tobacco products is strictly prohibited inside the unit, on balconies, patios, common areas, and anywhere on the property where prohibited by HOA rules.
## 6. No Illegal Drugs or Substance Abuse
* The use, possession, manufacture, distribution, or sale of illegal drugs or controlled substances is strictly prohibited.
* Tenant shall not engage in any activity involving substance abuse that may endanger persons, property, or the peaceful enjoyment of the community.
## 7. Respect for Neighbors
Tenant, household members, and guests shall conduct themselves in a respectful manner and shall not engage in behavior that disturbs, harasses, threatens, or interferes with neighboring residents.
## 8. Guests
Tenant is responsible for the conduct of all guests and visitors and shall ensure that guests comply with all lease terms, HOA rules, and house rules.
## 9. Property Care and Maintenance
* Tenant shall keep the premises clean, sanitary, and in good condition.
* Tenant shall promptly report any maintenance issues, water leaks, plumbing problems, electrical issues, property damage, HOA notices, or safety concerns to the Landlord.
* Tenant shall be responsible for damage caused by Tenant, occupants, guests, or invitees.
## 10. No Nuisance Activities
Tenant shall not engage in any activity that creates a nuisance, causes damage to the property, or interferes with the quiet enjoyment of other residents.
## 11. No Subleasing or Short-Term Rentals
* Tenant shall not assign this Lease, sublease the premises, or permit occupancy by any person not listed on the Lease without the Landlord's prior written consent.
* Short-term rentals, including Airbnb, VRBO, and similar rental arrangements, are strictly prohibited.
## 12. Waterbeds and Large Aquariums
* Waterbeds are prohibited.
* Aquariums of any size are prohibited without the Landlord's prior written consent.
## 13. Parking
* Tenant is assigned one reserved carport parking space and shall park only in designated parking areas.
* Vehicles parked in open parking spaces shall be moved regularly.
* Vehicles left in the same open parking space for more than seven (7) consecutive days may be subject to HOA citation, towing, or other enforcement actions.
* Tenant shall be solely responsible for any fines, towing charges, penalties, or expenses resulting from parking violations.
## 14. Trash Disposal
* Tenant shall properly dispose of all household trash in designated trash containers.
* Tenant shall not place sofas, couches, mattresses, appliances, furniture, construction materials, or other oversized items in or around community trash bins or common areas.
* Tenant shall be responsible for arranging and paying for the proper disposal of oversized items and any related fees.
## 15. Renter's Insurance
* Tenant shall maintain renter's insurance throughout the term of the Lease.
* Proof of renter's insurance shall be provided to the Landlord upon request.
* Any lapse or cancellation of coverage shall be promptly reported to the Landlord.
## 16. HOA Violations and Fines
* Tenant shall be responsible for any HOA fines, penalties, fees, assessments, costs, or charges resulting from the actions or omissions of Tenant, household members, guests, or invitees.
* Any HOA fine paid by the Landlord on behalf of the Tenant shall be reimbursed by the Tenant within ten (10) days of written notice.
## 17. Notice of Termination
Tenant shall provide the Landlord with at least sixty (60) days' written notice of intent to terminate the tenancy and vacate the premises.
## 18. Enforcement
Violation of any provision of these House Rules may constitute a default under the Lease Agreement and may result in warnings, notices to cure, assessment of damages, recovery of HOA fines, termination of tenancy, or any other remedies available to the Landlord under the Lease Agreement and applicable law.
Tenant acknowledges receipt of these House Rules and agrees to comply with all provisions contained herein.
