Upon delivery of possession of the Property, Tenant shall sign and provide to Landlord a receipt identifying all keys provided, including the corresponding locks (such as the common building entrance, unit entrance, mailbox, and any other applicable locks) and the number of each type of key issued. 2. Upon vacating the Property at the expiration or termination of the Lease Term, Tenant shall return all keys provided by Landlord. If Tenant fails to return all keys, Landlord may re-key any applicable locks. The cost of re-keying shall be paid by Tenant upon demand, or Landlord may deduct such cost from the Security Deposit, if any. 3. If Tenant loses a key or requires additional copies, Tenant must notify Landlord or the Managing Agent, if applicable. Tenant shall be responsible for all associated costs. Tenant is not permitted to duplicate keys independently without Landlord's prior written consent. Use of Premises and Common Areas 1. If Tenant causes damage to the Property, such as broken toilets, damaged faucets, or holes in the walls, Tenant shall be responsible for a $150 deductible per incident. Landlord shall be responsible for any remaining repair costs beyond the deductible. 2. Grilling is strictly prohibited on the deck. Grilling is permitted only in the designated concrete parking area. 3. Electronic scooters and bicycles are not permitted inside the unit and may not be charged anywhere on the Property. 4. Guest parking on the Property is prohibited. Tenant shall be responsible for any towing fees or related expenses incurred by Tenant's guests. 5. Tenant shall pay Landlord one-thirds (1/3) of the total water bill within five (10) days of receiving a copy of the bill. 6. Tenant shall be solely responsible for all utility charges from Public Service Electric and Gas Company (PSE&G), including electricity and gas service.
