NOISE AND CONDUCT * Parties, large gatherings, and events are not permitted. * Residents and their guests must avoid excessive noise at all times and observe community quiet hours from **10:00 PM to 8:00 AM**. * Residents are responsible for the conduct of all guests while they are on the property. OCCUPANCY * Only individuals listed on the lease may reside at the property. * Extended stays by guests that create an unauthorized occupancy are prohibited without prior written approval from the owner. * Residents are responsible for ensuring that all guests comply with these policies and applicable HOA rules. HOA VIOLATIONS Residents are responsible for any HOA fines, parking violations, or other charges resulting from their actions or the actions of their guests. SMOKING * Smoking and vaping are prohibited inside the condo and on the patio or balcony. * smoking is permitted within designated community areas and residents must comply with all HOA rules regarding those areas. PETS * No pets or animals are permitted without the owner's prior written approval. * Any approved pets must comply with all HOA rules and applicable pet policies. MAINTENANCE AND REPAIRS Residents agree to: * Promptly report maintenance issues, plumbing leaks, appliance malfunctions, or property damage. * Take reasonable steps to prevent additional damage until repairs can be completed. * Notify the owner immediately of any condition that could affect the safety of the property. PROPERTY CARE Residents are expected to: * Keep the property in a clean, safe, and sanitary condition. * Properly dispose of household trash and recycling. * Use appliances, plumbing fixtures, and other property features in a reasonable manner. PLUMBING To help prevent plumbing problems: * Flush only toilet paper. * Do not flush wipes (including those labeled "flushable"), paper towels, feminine hygiene products, or other materials. * Do not pour grease, oil, or food waste down sinks. GARBAGE DISPOSAL The garbage disposal should be used sparingly. Please avoid placing grease, bones, fibrous foods, coffee grounds, pasta, rice, or other hard materials into the disposal. PROPERTY INSPECTIONS The owner may conduct periodic property inspections during the lease term with notice as required by applicable law. These inspections are intended to verify the property's condition and identify maintenance issues before they become more serious. SECURITY The HOA has onsite security to help protect the safety of the residents. However, residents should: * Lock all doors and windows whenever the property is unattended. * Safeguard all keys, parking passes, and community access devices.
