Below is the minimum-maximum income range based on the number of occupants (gross income before taxes and any deductions): 1 person: $2,506-$3,300 2 person: $2,506-$3,770 3 person: $2,506-$4,240 4 person: $2,506-$4,710 12 month lease, all adult residents must complete an application and be part of the lease. Applicants may not have evictions or money judgements. Landlord will verify income, rental references, criminal background and all information provided on the application. The prospective tenant has the right to provide to the landlord a portable screening report, as defined in Section 38 12 902 (2.5), Colorado Revised Statues; and if the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: charging the prospective tenant a rental application fee, or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
