This Condo Association has its own heated pool, Clubhouse, beautifully landscaped grounds with 2 story condo buildings, heated pool, Clubhouse, barbecue gas grills, its own Marina, and more. This condo is on the top, or 2nd floor of its building. No elevator. Condo has an inviting open living and dining area, with a lovely screened lanai just off the living room. New Sofa has an upgraded QUEEN memory foam mattress for sleepovers. Desk, dining table, lamps, large flat screen TV, ceiling fan and more. Walk right outside to your screened lanai that overlooks a garden courtyard, and has side views of our Marina. BEDROOM: Spacious with a large comfy KING BED, with top quality linens, down comforter, 4 pillows, blanket, end tables with lamps, ceiling fan with light, 2 huge closets, large dresser and window with black-out curtains. Kitchen has all appliances and everything necessary for cooking gourmet meals. FILTERED DRINKING WATER: A reverse osmosis water filtration system is installed in the kitchen for clean and fresh drinking water. The separate spigot is to the left of the kitchen faucet and filters are changed out by the Contractor every 6 months. No bottled water needed. Bathroom has a tub/shower and is conveniently located outside master bedroom in event you have a guest in living room. A one month stay costs $3850 and that includes everything - rent, electric, cable TV (2 large flat screens), fast WIFI, departure cleaning fee, taxes. A one-time Application fee of $150 is paid to the Condo Association for a parking tag to your assigned covered parking spot. ENTRY: Keyless Entry to this condo so no worry about losing keys or locking yourself out. Your entry code will be coded to 4 numbers of your choosing. COVERED PARKING SPOT: This condo comes with an assigned covered parking spot, which is a great thing to have in Florida! You can also lock up any bikes in your assigned area. Additional parking spots available, uncovered. But really, you do not even need a car. You can walk to so much, and there is a free trolly to the Village, and more. PET- SMALL DOG ONLY - LESS THAN 25 POUNDS - MUST BE QUIET AND WELL-BEHAVED: If you have a small dog It must be approved by Owner first. Pet fee additional. Sorry no cats. Small dog must be quiet and well-behaved. There are two great designated dog areas, and the new one is at the end of our Building. LAUNDRY: There are 4 New Laundry machines conveniently located right down the stairs from this condo. Coin and internet operated. SERVICE & HOSPITALITY: Owner is a phone call away for any needs or requests you may have. We have over 30 years experience with vacation rentals and love making everyone's stay an enjoyable one. Minimum 1 month lease, calendar months only so start date is the 1st and departure date is the last day of the month. Owner pays for cable TV, wireless Internet (2 large Flat Screen TV's), electric, HOA fees, departure cleaning, and state and county taxes (13% total). Small Dog fee extra, if dog approved by Owner. Association has a super strict small dog policy - dog must be less than 25 pounds and well behaved (quiet).
