If you think I'm going to sugar coat anything in this ad, forget it. Real estate ads for little junk lots like this are so full of lies that I'm surprised the computer screen doesn't melt and Satan himself burns his way up though your floor to see his competition. Offered here is a small grassed lot on level ground. It is 66' wide and 132' deep. It had a mobile home on it decades ago. There is no well. There is no sewer. It is not within the area served by the city so there is no 'hooking up" to the city's water or sewer system. This lot is not big enough to install a septic system. If you would consider spending $5000+ to drill a well I would encourage you to put your money to better use on a larger lot. This is basically a postage stamp on the side of the road. it would be good for you to park your camper on 'rent free' if you want to get away from whatever it is you want to get away from. It is very close to the ITS snowmobile trail system. There is a small store 1/4 mile away so you can get chips, chicken and beer. There is woods out back for you to relieve yourself, although technically it's not on the property. There is an old shack in the photo which has since been torn down. I bought this property from the city of Caribou a couple years ago at a tax acquired property auction. I was given a quitclaim deed, which is the norm. I will give you a quitclaim deed upon purchase. Taxes are $52 a year and they have been paid for 2021. The assessed tax value is $2400. You can not build a cabin on this property. It just flat is not big enough. Park your camper on it, establish a physical address for whatever scam you have going on, park your snowmobile trailer on it while you go sledding, park your Escalade there while you go deer hunting.... whatever you like. But you are not going to build a house, establish a septic system, and you would be crazy to spend the money on a well. You are responsible for the cost of the quitclaim deed (about $300).
