This property is 10.33 acres-a patented mining claim named "Gold Finch" (the prospector, who staked the claim over a hundred years ago was a good miner but not a good speller of "Goldfinch") People for years take helicopters to the top of my property, the Gold Finch and ski down; that is a pretty expensive way to ski it. I think a "poma lift" could be installed in summer for that ski run on my property and ski it all day for a fraction of the cost of ONE helicopter ride. The Gold Finch (GF) is surrounded by National Forest Service Land and is the only private property with a driveway all the way down to County Road # 7. There is a Federal Gate prohibiting all motorized traffic to the Gold Finch and its surrounding Forest Service Land, except for the U.S. Forest Service, the keepers of the forest, San Miguel Power, to maintain the power line and the owner of The GF. It is a leisurely 20 minute drive to Silverton, 10 minutes of which is on Highway 550. It is good for skiing down through the middle of the GF: However, for year around living in a cabin on the GF, it is virtually impracticable because of heavy snow, each winter, on the roads leading to the GF but not only the GF itself. A person could ski to or snowmobile to the cabin from the highway. It would be 20 minutes on skis and 10 minutes on a snowmobile. I have had various expenses in getting the GF this far, but when the economy tanked in 2008, I have not had the funds to do much except to enjoy the peaceful surroundings in summer in my camper. There is, however, a 2-acre section of the GF with thick, very thick old growth trees that have been there for hundreds of years. In 2007 I obtained an easement to cross USFS Land with my driveway onto the GF. That easement is for 30 years and renewable every 30-year period, thereafter. That entailed a lot of expense with engineers, studies and so forth. I was granted an Improvement Permit, which leads to a Building Permit in 2007 by the County, but that permit has expired for lack of progress with my proposed cabin. The coordinates from Google Earth Pro: .37°52'06.5"N 107°43'38.0"W, which indicate the center of the property. There is NO property like this in San Juan County: no drive by dirt bikes, nor dust nor ANY vehicles at all. Private, secluded yet close to town. There is one natural spring that I know of on the GF and there is plenty of other water on the property or easily accessible. I have spent many summers on the GF in my camper, where it is sublime and fine all summer long. I have had some contracts for sale in the last 2 years: we get ready for closing and then the buyer backs out. The reason they have backed out is that at the last minute they realize it will be very expensive to build a cabin because of all the snowfall and engineering etc. Potential buyers: we will provide you with ALL the information we have on the GF and then please look into any other factors you wish to but when we enter into a contract, please don't find something right before closing that causes you to back out. The buyer will get all the permits I had if they take the time and follow all the guidelines of the County. This will take some time and money OR enjoy the GF in summers in your camper, as I have done for years. I will require a Net Smelter Returns Royalty of 5 % (NSRR).
