We cannot believe that this Grandfathered Building LOT has not yet sold. With 10K down and 500 per month principal-only payments, the Seller will take back financing. This parcel is a "LOT." The lot originated from a subdivision, which was approved by the Township and County and recorded at the County in or around 1940. Since then, the zoning performance standards have become more and more restrictive in the township. And, as a result, this lot is now non-conforming based on modern performance standards. Despite the fact that the lot is now non-confirming, it is grandfathered. It is because it is a pre-existing, approved, and recorded lot. I am explaining this because it is likely that the front-line personnel of the township may not understand much, other than the fact that the lot is presently non-conforming, and, as a result, they will likely (incorrectly state that you cannot build. Not true. If I were not confident, I would not offer financing. The last thing I desire to do is set one up to fail. Thank you.
